(POOL TOWELS NOT PROVIDED) Our kitchen is perfect for preparing meals with a large dining table, kitchen bar area and breakfast nook.

The area is surrounded by beautiful parks, lakes, and local attractions like an indoor waterpark and museums. Plus, you’re near the Irving Convention Center and The Toyota Music Factory, a lively entertainment hub in the DFW Metroplex. It’s the ideal location for both relaxation and adventure!

Quiet hours: 22:00 to 09:00. Pets: Allowed (maximum 1). Smoking: Not allowed. Events: Not allowed. Suitable for: children and infants. Additional rules: RSBM House Rules 1. Check-in time is from 4:00 p.m. onwards. 2. Check-out time is at 10 a.m. max. 3. We must be informed of the total number of guests spending the night and if there will be other guests visiting the property during your stay. 4. Unregistered guests are not allowed. Extra guests spending the night that are not accounted for could generate extra fees. 5. No parties or events of any kind are allowed on the property. 6. We must be informed of all the cars that will be coming for your reservation. 7. All cars must be parked in the property's garage and/or driveway. Street parking is strictly forbidden. 8. No smoking is allowed indoors. If a guest smokes indoors the monetary penalty will depend on the severity of the incident. 9. Smoking outdoors on the property is allowed. Please make sure all cigarette butts are thrown in the trash. 10. Drugs and inappropriate behavior are not allowed on the property. 11. Garbage is picked up by the city on certain days. We will let you know the night before so you can leave the trash out from 7 p.m. onwards, ready for pick-up at 7 a.m. the next day. 12. House-trained pets are allowed with a fee of $150 USD per pet per stay, before fees and taxes. The number of pets you bring must be discussed and authorized by us in advance. 13. Stained sheets or towels must be paid for to replace them. 14. Any violation of our house rules could cost part of or the entire security deposit (plus penalty fees if applicable) and even the non-refundable cancellation of the reservation, depending on the severity of the violation. 15. No weapons of any kind are permitted on the property, including firearms, ammunition, air guns, tasers and explosives. Violation will result in immediate cancellation without refund and may be reported to local authorities.

•⁠ ⁠Pool & hot tub: Enjoy your private pool and hot tub. The pool is not heated and has no underwater lighting. Feel free to use the house towels for the pool—there’s a washer and dryer available for your convenience. •⁠ ⁠Maintenance: The pool and hot tub are professionally serviced twice weekly in summer and once weekly during the rest of the year. The technician enters through the backyard gate. Landscaping takes place weekly. Some leaves or seasonal insects may appear between visits; please message us if anything needs attention. •⁠ ⁠Pets: House-trained pets are welcome for $150 per pet, per stay, plus applicable fees and taxes. Please include your pets in the reservation and clean up after them. •⁠ ⁠Guests: The home accommodates up to 11 registered guests. An additional $39 per guest, per night applies form guests 7 Parties and unregistered visitors are not permitted. •⁠ ⁠Smoking: Smoking is permitted outdoors only. Please dispose of cigarette butts properly. A $500 charge applies for indoor smoking. •⁠ ⁠Security: Two exterior cameras record continuously: one at the front door overlooking the front yard and one facing the driveway and vehicles. There are no indoor cameras. •⁠ ⁠Entertainment: Smart TVs offer streaming apps; please use your own accounts. Cable TV is not provided.
