With room to spread out across two levels and easy access to both indoor and outdoor lounging, the home offers a setting where everyone can enjoy their own pace. Sleeping arrangements Seven bedrooms provide space for your group, including the downstairs Bedroom 1 - Blue Sanctuary with a king bed and ensuite bathroom. Upstairs, Bedroom 2 - Toy Story includes three twin beds, while Bedroom 3 - Disney Princesses includes two twin beds. Bedroom 4 - Alice in Wonderland features a king bed, Bedroom 5 - Lion King includes two twin beds, Bedroom 6 - Calming Retreat offers a king bed with an ensuite bathroom, and Bedroom 7 - Green Haven features a king bed with an ensuite bathroom. Additional bathrooms bring the total to 5.5. Indoor living You can gather in the downstairs living room, share meals in the dining room, or spend time in the upstairs Avengers loft, which is designed for movie nights or casual lounging. The Star Wars game room brings pool, ping pong, arcade games, a sound system, a game console, and a movie theater experience together in one place. A dedicated workspace and central air conditioning add everyday comfort, and the in-unit washer and dryer make longer stays simple. Exercise equipment including an elliptical, free weights, a stationary bike, a treadmill, and a yoga mat is available for guests who want to keep up their routine. Kitchen and dining The full kitchen includes the essentials you need to prepare meals, with a refrigerator, microwave, whirlpool electric stove, stainless steel oven, dishwasher, hot water kettle, toaster, and coffee makers. Indoor and outdoor dining areas allow you to enjoy meals wherever your group feels most comfortable. Outdoor living Step outside to the private outdoor pool, available all year and heated, along with the private hot tub. The fully fenced private backyard offers room for kids to play, while outdoor furniture, sun loungers, a private patio or balcony, and a gas BBQ grill create relaxed spaces for fresh-air time. Self check-in with a smart lock and free parking on premises and free street parking add ease to your stay. Neighborhood Located in Windsor Island Resort, you have free resort access to nearby amenities, including shared spaces such as a resort-style pool, lazy river, water slides, a splash pool, a hot tub, courts, picnic areas, and a clubhouse with arcades and a bar and lounge. The surrounding area offers shopping, dining, and access to major attractions including Disney, SeaWorld, and Universal Studios. Please note: We provide the grill, but propane is not included. Guests are responsible for purchasing propane if needed.

Additional rules: Please note that in sunny Florida, with beautiful weather and greenery, come humidity and BUGS. (Yes, dare I say it..) These elements are a natural & very common occurrence! We have our property professionally sprayed for pests, but please remember to pack sunscreen and bug spray! **By booking this reservation, guests agree & acknowledge that Windsor Island Resort will have areas of ongoing construction. Though most areas leading up to the property are cleared, please be mindful of any construction vehicles and debris. This does not impact the clubhouse as amenities are fully open and available for use.** IF YOU WOULD LIKE POOL HEAT AND/OR HOT TUB, IT MUST BE REQUESTED IN WRITING A WEEK PRIOR TO CHECK-IN (as it requires up to 24 hours to heat). TO ADD THIS AMENITY, YOU AGREE TO PAY $35 PER DAY OF USAGE. ADDITIONAL FEES MAY APPLY IF A WEEK'S NOTICE IS NOT GIVEN. There is absolutely NO smoking and NO drugs allowed inside the home or elsewhere (inside or outside) on the property. We can accommodate a maximum of 16 guests at any given time. It's for your own comfort and the sanity of our cleaners :) No third party bookings allowed, unless otherwise agreed upon in written form. Only the number of guests indicated on the reservation are allowed to stay overnight on-premise, unless otherwise agreed upon in written form. Up to (2) cars may park side-to-side in the driveway in front of the garage. Please don't park on the grass, or alongside the streets parallel to another vehicle, if you need an additional parking spot, there's a section in the community called Lava Tree Dr where you can find extra parking spots for overflow parking (you can bring up to 5 cars into the community, but if you do, 3 would have to be parked in this section). During the day, you can park in the Clubhouse parking lot, but overnight parking is not permitted. Please be extra careful with these rules as you might risk getting towed! Please wipe shoes at the door. It is preferred that shoes are removed indoors when possible, so we can keep the place clean for you and the next guests! Please respect the neighborhood and neighbors. Be considerate while socializing outdoors after 10pm and before 8am. Also, keep excessive noise to a minimum during this time. Please note that, after it rains, there may be a few small bugs that wash off the screen and into the pool and the pool may appear slightly discolored. No fireworks of any kind. No firearms on property, unless kept locked in vehicle. Follow additional guidelines posted within the home. Please take out the trash and dispose properly per instructions upon departure. Report damages immediately. We reserve the right to terminate a reservation without refund, and/or pursue monetary fines if guests are found to be in violation of ANY of these rules.

The home is professionally cleaned and sanitized between each guest. We ensure that our cleaners are committed to the highest standards of cleanliness If you would like to add pool and spa heating to your reservation, please kindly let us know at least ONE WEEK before check-in date, and we will arrange to set that up for you. The cost for this amenity is $35 per day for the entirety of the stay. During inclement (cold and/or rainy) weather we do not advise using the pool. The pool gets serviced weekly. Please note that, after it rains, there may be some debris that wash into the pool, which may cause the water to appear slightly discolored. All reservations require damage protection, processed via our third-party system before arrival: - 1-Night stays: $500 refundable security deposit (pre-authorized hold, released after a damage-free checkout inspection). - 2+ Night stays: Choose between the $500 refundable deposit or a non-refundable $20/night damage waiver (max $100), covering accidental damage beyond normal wear. Note: Deposit holds expire after 7 days. For longer stays, the hold is released on day 6 and re-authorized to keep coverage continuous. Please be reminded that check-out time is 10AM. In order to prepare our property for the next guests, housekeeping is scheduled to arrive promptly upon check-out. Late check-outs affect housekeeping schedules and future guest reservations. In the event you stay beyond the original scheduled check-out time, you may incur a fee of up to $300. It is a self-catering home, therefore, we do not refill any supplies during your stay. Each bathroom will have shampoo/conditioner, body wash, a single roll of toilet paper, and hand soap. In the laundry room we provide enough detergent pods for UP TO two (2) loads. In the kitchen, a paper towel roll, a couple of trash bags, dishwashing detergent, and sponge. There is a coffee maker, however coffee is not. Salt/pepper and cooking oil are available for use. If anything is missing, please let us know immediately upon check in so we can arrange restocking. We value safety and privacy and that's why we would like to mention we have a Ring camera by the front door. We appreciate your understanding!
