Enjoy dining together at the large dining table, the kitchen bar seating, or the outdoor dining area. Gathering & Dining There is more than one place to eat here. The main dining room takes a full-size table and sits directly off the kitchen, and there is a second living and dining area for a group that wants to spread out. The kitchen is fully equipped for cooking a real meal rather than reheating one. With the indoor pool a few steps away, this is one of the few houses in the group where a long dinner works regardless of the weather.

Guests love staying here because you’re just minutes from the Arlington entertainment district, home to AT&T Stadium, Choctaw Stadium, and Six Flags Over Texas. You’ll also find restaurants, grocery stores, and shopping nearby, making it easy to grab a meal, stock up on essentials, or explore the area. With quick access to major highways, you can easily reach Dallas, Fort Worth, and DFW Airport in a short drive. Whether you’re visiting for a game, a concert, a family trip, or a weekend getaway, this location makes it easy to enjoy everything the Dallas–Fort Worth area has to offer while staying in a comfortable and peaceful neighborhood.

Check-out time is at 10 a.m. max. 3. We must be informed of the total number of guests spending the night and if there will be other guests visiting the property during your stay. 4. Unregistered guests are not allowed. Extra guests spending the night that are not accounted for could generate extra fees. 5. No parties or events of any kind are allowed on the property. 6. We must be informed of all the cars that will be coming for your reservation. 7. All cars must be parked in the property's garage and/or driveway. Street parking is strictly forbidden. 8. No smoking is allowed indoors. If a guest smokes indoors the monetary penalty will depend on the severity of the incident. 9. Smoking outdoors on the property is allowed. Please make sure all cigarette butts are thrown in the trash. 10. Drugs and inappropriate behavior are not allowed on the property. 11. Garbage is picked up by the city on certain days. We will let you know the night before so you can leave the trash out from 7 p.m. onwards, ready for pick-up at 7 a.m. the next day. 12. House-trained pets are allowed with a fee of $150 USD per pet per stay, before fees and taxes. The number of pets you bring must be discussed and authorized by us in advance. 13. Stained sheets or towels must be paid for to replace them. 14. Any violation of our house rules could cost part of or the entire security deposit (plus penalty fees if applicable) and even the non-refundable cancellation of the reservation, depending on the severity of the violation. 15. No weapons of any kind are permitted on the property, including firearms, ammunition, air guns, tasers and explosives. Violation will result in immediate cancellation without refund and may be reported to local authorities.

Pet-Friendly House-trained pets are welcome with a fee of $150 per pet per stay, before fees and taxes. Please register your pets in the reservation and clean up after them, especially in the backyard. Guest Limit Only registered guests are allowed at the property. From the 7th guest onward, a $39 per guest per night fee applies. Fire Place Please note that we do not advertise the fireplace as an amenity for the home since it's not available. No Parties or Events Parties, large gatherings, or unapproved events are not allowed. HEATED POOL, Daily fee of $150, with a minimum requirement of 2 days. Hot Tub Maintenance The hot tub is professionally serviced twice per week during summer and once per week during the rest of the year to ensure it remains clean and safe. Since the pool and hot tub are outdoors, it is possible for leaves or natural debris to accumulate between service visits, despite regular maintenance. Smoking Policy Smoking is not allowed indoors. Violations will result in a $500 fee. Guests may smoke outside and must dispose of cigarette butts properly. Smart TVs Smart TVs with streaming apps are available. Please remember to log out of your accounts before checkout. Wi-Fi High-speed Wi-Fi is available throughout the home. There is no cable TV. Landscaping & Pest Control Landscaping is performed once per week, and pest control service is performed monthly. Please contact us if you encounter any issues. Security Cameras For security purposes, there are two exterior cameras: • One at the front door overlooking the yard • One facing the garage and driveway These cameras record 24/7. There are no cameras inside the home. House Rule Violations Violating house rules may result in reservation cancellation, loss of the security deposit, and no refunds. Guests must park on the property and consume all available on-site parking before resorting to parking on the street.
