Sleeping arrangements Nine bedrooms provide plenty of space for your group to stay comfortably. Sleeping arrangements include several king beds, rooms with two single beds, rooms with double beds, a bedroom with three double beds and a baby crib, and one bedroom featuring a Jack and Jill layout. With a variety of room configurations, everyone has a comfortable place to recharge between outings. Living spaces Two living areas offer space to gather, watch TV, or simply enjoy time together. A movie theater and a game room add extra options for low-key evenings or shared downtime. Air conditioning and heating help keep the indoor environment comfortable, and the home includes essentials such as towels, bed linens, and a washer and dryer for added convenience. Outdoor living Step out to the patio and enjoy the pool and hot tub at your own pace. Whether you're taking a refreshing dip or relaxing during warm Florida evenings, the outdoor area offers room to sit back and enjoy the surroundings. Pool heat is available as an added option. A BBQ grill and outdoor seating create flexible spaces for meals or casual time outside. Kitchen and dining The full kitchen is equipped for preparing meals of all sizes, with space to cook, store groceries, and gather at mealtimes. Indoor and outdoor dining areas make it easy for your group to share meals in whichever setting feels right in the moment. Convenience and amenities A private entrance, smart lock, and free parking on the premises make arrivals simple. Wifi and a dedicated workspace support guests who need to stay connected during their stay. Essentials such as a hair dryer, iron, and bathroom necessities are provided. Pets are allowed. Free on-site and off-site parking is available. Neighborhood Located within the ChampionsGate community, the villa places you near recreation-rich amenities, including access to the community water park, amenity center, gym and clubhouse. The surrounding area offers golf courses, dining, and proximity to Central Florida attractions such as Disney and Universal Studios. With easy access to major roadways, exploring the region is simple. Perfect for Large families, groups visiting nearby attractions, and guests looking for a stay that blends spacious indoor areas with the ease of resort-style facilities and year-round Florida warmth. Please note: We provide the grill, but propane is not included. Guests are responsible for purchasing propane if needed.

Quiet hours: 22:00 to 08:00. Pets: Allowed (maximum 1). Smoking: Not allowed. Events: Not allowed. Suitable for: children and infants. Additional rules: Please note that in sunny Florida, with beautiful weather and greenery, come humidity and BUGS. (Yes, dare I say it..) These elements are a natural & very common occurrence! We have our property professionally sprayed for pests, but please remember to pack sunscreen and bug spray! IF YOU WOULD LIKE POOL HEAT AND/OR HOT TUB, IT MUST BE REQUESTED IN WRITING A WEEK PRIOR TO CHECK-IN (as it requires up to 24 hours to heat). TO ADD THIS AMENITY, YOU AGREE TO PAY $35 PER DAY OF USAGE. ADDITIONAL FEES MAY APPLY IF A WEEK'S NOTICE IS NOT GIVEN. We do welcome furry friends! However, a written notification from the guest and approval by the host is REQUIRED. We allow (1) one house-trained dog (please specify breed and weight). A pet fee is applied & subject to up to $150 security deposit There is absolutely NO smoking and NO drugs allowed inside the home or elsewhere (inside or outside) on the property. We can accommodate a maximum of 21 guests at any given time. It's for your own comfort and the sanity of our cleaners :) The individual making the reservation must be at least 21 years of age & must be one of the guests staying at the property. Please note that we welcome children of all ages but wanted to make sure you’re aware that the home is NOT baby-proofed. No third party bookings allowed, unless otherwise agreed upon in written form. Only the number of guests indicated on the reservation are allowed to stay overnight on-premise, unless otherwise agreed upon in written form. Up to (2) cars may park side-to-side in the driveway in front of the garage. Please don't park on the grass, or alongside the streets parallel to another vehicle. Please be extra careful with these rules as you might risk getting towed! Commercial vehicles, trailers, motorcycles, RVs, and similar vehicles are strictly prohibited anywhere in the community and are not eligible for parking passes. Violations may result in towing or fines per HOA rules. Please wipe shoes at the door. It is preferred that shoes are removed indoors when possible, so we can keep the place clean for you and the next guests! Please respect the neighborhood and neighbors. Be considerate while socializing outdoors after 10pm and before 8am. Also, keep excessive noise to a minimum during this time. Please note that, after it rains, there may be a few small bugs that wash off the screen and into the pool and the pool may appear slightly discolored. No fireworks of any kind. No firearms on property, unless kept locked in vehicle. Follow additional guidelines posted within the home. Please take out the trash and dispose properly per instructions upon departure. Report damages immediately. We reserve the right to terminate a reservation without refund, and/or pursue monetary fines if guests are found to be in violation of ANY of these rules.

The home is professionally cleaned and sanitized between each guest. We ensure that our cleaners are committed to the highest standards of cleanliness. All reservations require damage protection, processed via our third-party system before arrival: - 1-Night stays: $500 refundable security deposit (pre-authorized hold, released after a damage-free checkout inspection). - 2+ Night stays: Choose between the $500 refundable deposit or a non-refundable $20/night damage waiver (max $100), covering accidental damage beyond normal wear. Note: Deposit holds expire after 7 days. For longer stays, the hold is released on day 6 and re-authorized to keep coverage continuous. If you would like to add pool heating to your reservation, please let us know in advance, and we can coordinate to set that up for you. The cost for this amenity is $35 per day of stay, which will be invoiced separately. We kindly ask for at least a week's notice. During inclement (cold and/or rainy) weather we do not advise using the pool. The pool gets serviced weekly. Please note that, after it rains, there may be some debris that wash into the pool, which may cause the water to appear slightly discolored. Please be reminded that check-out time is 10AM. In order to prepare our property for the next guests, housekeeping is scheduled to arrive promptly upon check-out. Late check-outs affect housekeeping schedules and future guest reservations. In the event you stay beyond the original scheduled check-out time, you may incur a fee of up to $300. It is a self-catering home, therefore, we do not refill any supplies during your stay. Each bathroom will have shampoo/conditioner, body wash, a single roll of toilet paper, and hand soap. In the laundry room we provide enough detergent pods for UP TO two (2) loads. In the kitchen, a paper towel roll, a couple of trash bags, dishwashing detergent, and sponge. There is a coffee maker, however coffee is not. Salt/pepper and cooking oil are available for use. If anything is missing, please let us know immediately upon check in so we can arrange restocking. We appreciate your understanding!
