This neighborhood strikes the perfect balance between a calm retreat and easy access to everything you need. Please note that the pond is not part of the property, therefore we are not responsible for its maintenance or care.

Quiet hours: 22:00 to 09:00. Pets: Allowed (maximum 1). Smoking: Not allowed. Events: Not allowed. Suitable for: children and infants. Additional rules: RSBM House Rules 1. Check-in time is from 4:00 p.m. onwards. 2. Check-out time is at 10 a.m. max. 3. We must be informed of the total number of guests spending the night and if there will be other guests visiting the property during your stay. 4. Unregistered guests are not allowed. Extra guests spending the night that are not accounted for could generate extra fees. 5. No parties or events of any kind are allowed on the property. 6. We must be informed of all the cars that will be coming for your reservation. 7. All cars must be parked in the property's garage and/or driveway. Street parking is strictly forbidden. 8. No smoking is allowed indoors. If a guest smokes indoors the monetary penalty will depend on the severity of the incident. 9. Smoking outdoors on the property is allowed. Please make sure all cigarette butts are thrown in the trash. 10. Drugs and inappropriate behavior are not allowed on the property. 11. Garbage is picked up by the city on certain days. We will let you know the night before so you can leave the trash out from 7 p.m. onwards, ready for pick-up at 7 a.m. the next day. 12. House-trained pets are allowed with a fee of $150 USD per pet per stay, before fees and taxes. The number of pets you bring must be discussed and authorized by us in advance. 13. Stained sheets or towels must be paid for to replace them. 14. Any violation of our house rules could cost part of or the entire security deposit (plus penalty fees if applicable) and even the non-refundable cancellation of the reservation, depending on the severity of the violation. 15. No weapons of any kind are permitted on the property, including firearms, ammunition, air guns, tasers and explosives. Violation will result in immediate cancellation without refund and may be reported to local authorities.

🐾 Pet-Friendly House-trained pets are welcome for a fee of $150 per pet per stay (before fees and taxes). Please register your pets and clean up after them, especially in the backyard. 🎉 No Parties or Large Gatherings Only registered guests are allowed on the property. If you have any questions, please contact us before booking. 👥 Additional Guest Fee From the seventh guest onward, a fee of $39 per guest per night applies. 📺 Entertainment Smart TVs with streaming apps are available. If you forget to sign out of your accounts, we'll take care of it for you. 🚭 No Indoor Smoking Violations carry a $500 fine. Smoking is allowed outdoors only; please dispose of cigarette butts properly. ♨️ Hot Tub The hot tub is professionally serviced twice a week during the summer and once a week the rest of the year. Since it's outdoors, some leaves or debris may appear between cleanings. This doesn't mean it's unclean: chemicals are properly balanced and the filtration system is regularly maintained for your safety and comfort. 📹 Security Cameras For your security, there are two exterior cameras that record 24/7: one at the front door overlooking the yard, and one in front of the garage facing the parked cars. To respect your privacy, there are no cameras inside the house. 🐞 A Note on Wildlife This home features a lovely garden area. While pest control service visits monthly, you may occasionally see wildlife outdoors or harmless insects indoors, such as spiders, ladybugs, ants, or bees. If you notice anything, let us know and we'll address it promptly. 📶 Wi-Fi High-speed Wi-Fi is available. There is no cable TV. ⚠️ House Rule Violations Violating the house rules may result in cancellation of the reservation without a refund and loss of the deposit. 🚫 Currently Out of Service - Ice maker - Paddle boat No weapons allowed.
