Sleeping arrangements • Primary bedroom: one king bed and an ensuite bathroom • Guest bedroom 1: one queen bed • Guest bedroom 2: one queen bed Two bedrooms have private patio access. Outdoors Enjoy the pool and hot tub, shaded cabana, outdoor TV, ping pong table and Mont Alpi BBQ grill. An outdoor shower and powder room serve the backyard. For longer stays The home includes Wi-Fi, in-home laundry, storage, a gated driveway and an EV charger. This home accommodates six guests and requires a minimum stay of 30 consecutive nights. Your understanding and adherence to these guidelines are greatly appreciated. • Pool Heating: Pool and spa heating is not included and can be added to your stay for an additional deposit, refundable based on usage. Deposit amount varies based on time of year and length of stay. Please inquire before arrival. • Utilities: A $300 utility cap applies to monthly stays from May-Sep. • No Amplified Music/Noise: Sorry, the city of Palm Desert has a citywide noise ordinance where no amplified music or excessive noise may be heard outside, otherwise a citation may be delivered directly to the residence during your stay. • Security Deposit: We may require a fully refundable security deposit to cover potential damages during your stay. • No Unauthorized Pets: This property is pet friendly, but only upon prior approval with a non-refundable pet fee of $250 (per pet, per stay). This fee is used for steam cleaning only and does not cover any waste pickup or pet-related damages. To avoid any additional charges, please pick up after your pet and do not let them on furniture or in the pool. If evidence of an unauthorized pet is found in the home, a fine will be charged. • No Smoking: All of our properties have a non-smoking policy. Signs of smoking will result in a $1,500 fine.  • Occupancy Limit: We do not allow parties or events at this property, please respect occupancy limits. Unauthorized guests may result in fines and/or eviction. • Check-In: We require ID verification prior to check-in. Please send a clear photo of the primary guest’s identification before arriving. • Minimum Age Requirement: The city requires the signer to be at least 25 years of age.

Minimum age requirement The person renting the property must be 25 years old per the City of Palm Desert. City requirements for rental contracts: In compliance with City of Palm Desert regulations, the primary renter must provide a copy of a government-issued ID, submit the license plate numbers for all vehicles parked at the property, and sign a required rental agreement prior to check-in. Verification and contracts are submitted through an alternate page called SuiteOp after confirmation of reservation Security deposit The security deposit hold is $2499 for reservations exceeding 30-days and will be processed 5 days prior to check-in/arrival and returned 7 days from the day of check-out to allow post inspection of property for clearance of conditions (Does not apply to Airbnb reservations) Early Check-in / late Check-out: We are happy to offer flexible arrival and departure times, when possible, for an additional fee of $25 per hour. Please request this service in advance. Cancellation policy: Payment and cancellation terms depend on who collects your accommodation payment. Apek does not add a card-processing cancellation deduction to accommodation payments collected by Airbnb, Booking.com, or another booking channel; your booking channel's confirmed cancellation policy applies. For direct bookings and current Vrbo reservations where apek collects the accommodation payment, the existing 5% service charge on refunds for non-refundable credit card processing fees continues to apply. The following refund terms apply only to those apek-collected bookings under this policy: Because life is unpredictable, we strongly encourage all guests to purchase travel insurance to protect their investment. Once a reservation is confirmed, we offer guests the option to purchase travel insurance, which can provide coverage in the event of unforeseen circumstances. Please note that we must adhere to our cancellation policy since the property is reserved exclusively for each guest, making it unavailable to others. If you have existing travel insurance through a provider or credit card, we recommend reviewing your coverage. • 100% refund for cancellations made within 48 hours of booking. • 50% refund for cancellations made at least 30 days before check-in. • No refund for cancellations made within 30 days of check-in. • No cancellations during holiday and special event weekends Additional cleaning requirements for mid-term or extended stays: To maintain the exceptional condition of the home, reservations of 45 consecutive nights or longer require a mandatory mid-stay cleaning at $150.00 per service (linen laundering not included), in addition to the departure cleaning fee. If a mid-term reservation is extended and becomes subject to this requirement, the applicable cleaning fee(s) will be added accordingly and reflected on the guest's final post-checkout invoice. Each home is professionally prepared before your arrival using enhanced cleaning and disinfecting protocols, EPA-registered products, and meticulous attention to high-touch surfaces and overall presentation. Pet fee: A non-refundable pet fee of $75 per pet is required for all stays with pets to cover additional deep cleaning. This property allows up to 2 pets per reservation. Requests for additional pets exceeding the maximum allowed amount will need host's prior approval. Optional pool / spa heating: Optional pool heating is available for a fee of $99 per night and must be reserved for a minimum of 2 consecutive nights. Please provide at least 48 hours' notice before your arrival to ensure the pool is heated for your stay. Outdoor music is prohibited per Palm Desert ordinance. Music that is played indoors must not be heard outdoors. City ordinance states that any music that is audible from the property line is a violation. People's noise during the day is permissible but must be measured and reasonable. Daytime is considered 8:00 am to 10:00 pm. Any fines related to City ordinance violations will be paid by the guest. Mail & package deliveries Guests are welcome to have mail or packages delivered to the property during their stay; however, deliveries are made at the guest’s own risk. The host/owner is not responsible for any lost, delayed, or undelivered mail or packages. Please note that the property’s mailing address is typically forwarded to an offsite location, which may cause delays or affect deliveries. Because of this, we highly recommend guests either hold their mail at the nearest post office or rent an Amazon Locker for a more secure and reliable option. While we will do our best to assist if an issue arises, our ability to help retrieve missing items is limited and cannot be guaranteed.
