Sleeping arrangements With 9 spacious bedrooms arranged across two levels, there is room for everyone to settle in comfortably. Downstairs includes 2 bedrooms and 2 full bathrooms, while upstairs offers 7 bedrooms and 3 full bathrooms. Several themed rooms add a playful touch, including Frozen, Harry Potter, and Encanto, giving younger guests something to look forward to each night. Bed linens, clothing storage, and essentials are provided for a relaxed stay. Indoor living The living room offers seating for the whole family to gather, whether enjoying a quiet moment or pairing up for games in the dedicated game room. Here you will find a pool table, foosball, an arcade game, and a game console. A TV and sound system add to the entertainment options throughout the house. With air conditioning, heating, ceiling fans, and home safety features such as smoke alarms and carbon monoxide alarms, the home is equipped for comfort and peace of mind year-round. Kitchen and dining A large full kitchen with stainless steel appliances gives you space to prepare meals at your own pace. The adjacent dining areas, both indoor and outdoor, offer plenty of room to enjoy shared meals after long days out. Essentials and a washer and dryer add convenience for longer stays. Outdoor living A private pool and hot tub sit just beyond the back door, offering a refreshing place to relax throughout the year in Central Florida’s warm climate. The outdoor patio includes a grill and outdoor furniture, creating an inviting setting for quiet mornings or unwinding after returning from nearby attractions. Guests also have free access to community amenities within the ChampionsGate area, including the water park, lazy river, fitness center, playground, and additional recreational spaces. The surrounding community features golf courses, dining, and easy access to major roads, making it simple to explore the best of Central Florida. Perfect for Large families, groups, and anyone seeking space to spread out while staying connected to Central Florida's top attractions will find this entire home well suited for a comfortable, pet-friendly stay with free parking, resort access, and self check-in through a smart lock. Please note: We provide the grill, but propane is not included. Guests are responsible for purchasing propane if needed.

Pets: Allowed (maximum 1). Smoking: Not allowed. Events: Not allowed. Suitable for: children and infants. Additional rules: Please note that in sunny Florida, with beautiful weather and greenery, come humidity and BUGS. (Yes, dare I say it...) These elements are a natural & very common occurrence! We have our property professionally sprayed for pests, but please remember to pack sunscreen and bug spray! We do welcome furry friends! However, a written notification from the guest and approval by the host is REQUIRED. We allow UP TO (1) one house-trained dog (less than 50 lbs each). A pet fee and $150 security deposit is required. It's important to note that any mess and/or pet waste is expected to be cleaned, picked up and disposed of properly. There is absolutely NO smoking and NO drugs allowed inside the home or elsewhere (inside or outside) on the property. We can accommodate a maximum of 16 guests at any given time. It's for your own comfort and the sanity of our cleaners :) No third party bookings allowed, unless otherwise agreed upon in written form. Only the number of guests indicated on the reservation are allowed to stay overnight on-premise, unless otherwise agreed upon in written form. Number of vehicles on property should never exceed (4) per reservation. Up to (4) cars may park in the driveway. Commercial vehicles, trailers, motorcycles, RVs, and similar vehicles are strictly prohibited anywhere in the community and are not eligible for parking passes. Violations may result in towing or fines per HOA rules. Please wipe shoes at the door. It is preferred that shoes are removed indoors when possible, so we can keep the place clean for you and the next guests! Please respect the neighborhood and neighbors. Be considerate while socializing outdoors after 10pm and before 8am. Also, keep excessive noise to a minimum during this time. No fireworks of any kind. No firearms on property, unless kept locked in vehicle. Follow additional guidelines posted within the home. Please take out the trash and dispose properly per instructions upon departure. Failure to properly bag trash and dispose of in correct bin can result in fines up to $200. Report damages immediately. We reserve the right to terminate a reservation without refund, and/or pursue monetary fines if guests are found to be in violation of ANY of these rules

The home is professionally cleaned and sanitized between each guest. We ensure that our cleaners are committed to the highest standards of cleanliness. All reservations require damage protection, processed via our third-party system before arrival: - 1-Night stays: $500 refundable security deposit (pre-authorized hold, released after a damage-free checkout inspection). - 2+ Night stays: Choose between the $500 refundable deposit or a non-refundable $20/night damage waiver (max $100), covering accidental damage beyond normal wear. Note: Deposit holds expire after 7 days. For longer stays, the hold is released on day 6 and re-authorized to keep coverage continuous. If you would like to add pool and spa heating to your reservation, please let us know in advance, and we can coordinate to set that up for you. The cost for this amenity is $35 per day of stay, which will be invoiced separately. We kindly ask for at least a week's notice. During inclement (cold and/or rainy) weather we do not advise using the pool. The pool gets serviced weekly. Please note that, after it rains, there may be some debris that wash into the pool, which may cause the water to appear slightly discolored. Please be reminded that check-out time is 10AM. In order to prepare our property for the next guests, housekeeping is scheduled to arrive promptly upon check-out. Late check-outs affect housekeeping schedules and future guest reservations. In the event you stay beyond the original scheduled check-out time, you may incur a fee of up to $300. It is a self-catering home, therefore, we do not refill any supplies during your stay. Each bathroom will have shampoo/conditioner, body wash, a single roll of toilet paper, and hand soap. In the laundry room we provide enough detergent pods for UP TO two (2) loads. In the kitchen, a paper towel roll, a couple of trash bags, dishwashing detergent, and sponge. There is a coffee maker, however coffee is not provided. Salt/pepper and cooking oil are available for use. If anything is missing, please let us know immediately upon check in so we can arrange restocking. We value safety and privacy and that's why we would like to mention we have one ring flood cameras on garage (upper right in garage) not intended to record you or your guests. We appreciate your understanding!
