The villa is spread across two floors, boasting 652 m² of living space in the main building and 120 m² in the guesthouse. The first floor of the main villa includes a grand living room with a fireplace and panoramic lake views, a dining room, a fully equipped kitchen, and a terrace with seating for 14. The sleeping quarters consist of a master bedroom with an ensuite bathroom featuring a whirlpool tub, two additional double bedrooms, and two bathrooms. On the lower floor, guests will find a cozy living room, a library, a lounge with a grand piano, and a wine cellar. This level also includes a double bedroom, two single bedrooms, and two bathrooms. Bedrooms on the first floor are air-conditioned, while those on the lower floor have Dyson cooler fans. The guesthouse features a modern gym, an optional double and single bedroom, and a bathroom.

Located in the charming village of Civenna, the villa offers a peaceful setting with easy access to local amenities, including a grocery store less than 1 km away. The nearby town of Bellagio, just a 15-minute drive away, is known for its picturesque lakeside promenade, excellent restaurants, and boutiques. Bellagio also serves as a hub for ferry trips across Lake Como, allowing visitors to explore other beautiful towns such as Varenna and Menaggio.

Breakfast is served daily from 8:00 AM to 10:00 AM, with additional services like customized breakfasts available upon request. The swimming pool is open seasonally, with heating included from June to August. Pool heating is available in other months at an additional cost, depending on weather conditions. Additional services such as private chefs, personal trainers, and massage therapy are available upon request. External service providers must be approved by the villa owner prior to booking. The villa is also pet-friendly and events are allowed with prior notice. Laundry services are provided by the housekeeping staff, and guests do not have access to the laundry room. The villa staff reside in a separate apartment on the property, ensuring privacy for guests. The pool can also be heated in April, May and September and, depending on the temperature and the weather, the cost is EUR 10 per hour (to reach a water temperature of 27°C, it may be necessary to turn on the heater 48 hours before guests’ arrival in mild weather. If the weather is colder, the minimum required heating time is 48-72 hours. Once the minimum temperature is reached, a minimum of 14 hours per day of heating is required to maintain the temperature.
