The main house features 6 bedrooms, multiple living spaces, a game room, media room, large kitchen, dining areas, and direct access to the outdoor entertainment spaces. The main house has a large kitchen and dining space for the whole party at one table; the guest house has its own kitchen and dining area for anyone on a different schedule. There is outdoor dining by the pool as well. Everything is provided in both kitchens — pots, pans, bakeware, serving dishes, silverware and place settings.

Check-in time is from 4:00 p.m. onwards. 2. Check-out time is at 10 a.m. max. 3. We must be informed of the total number of guests spending the night and if there will be other guests visiting the property during your stay. 4. Unregistered guests are not allowed. Extra guests spending the night that are not accounted for could generate extra fees. 5. No parties or events of any kind are allowed on the property. 6. We must be informed of all the cars that will be coming for your reservation. 7. All cars must be parked in the property's garage and/or driveway. Street parking is strictly forbidden. 8. No smoking is allowed indoors. If a guest smokes indoors the monetary penalty will depend on the severity of the incident. 9. Smoking outdoors on the property is allowed. Please make sure all cigarette butts are thrown in the trash. 10. Drugs and inappropriate behavior are not allowed on the property. 11. Garbage is picked up by the city on certain days. We will let you know the night before so you can leave the trash out from 7 p.m. onwards, ready for pick-up at 7 a.m. the next day. 12. House-trained pets are allowed with a fee of $150 USD per pet per stay, before fees and taxes. The number of pets you bring must be discussed and authorized by us in advance. 13. Stained sheets or towels must be paid for to replace them. 14. Any violation of our house rules could cost part of or the entire security deposit (plus penalty fees if applicable) and even the non-refundable cancellation of the reservation, depending on the severity of the violation. 15. No weapons of any kind are permitted on the property, including firearms, ammunition, air guns, tasers and explosives. Violation will result in immediate cancellation without refund and may be reported to local authorities.

Because this is an outdoor lakefront property, occasional leaves or natural debris may appear between cleanings. This is normal and does not indicate the pool is unclean. POOL IS NOT HEATED. VENDORS: Pool and landscaping vendors may access exterior areas periodically through outdoor gates for maintenance. SMOKING: Smoking indoors is strictly prohibited. A violation may result in additional fees. PEST CONTROL: As with most outdoor lake properties in Texas, guests may occasionally encounter insects or small wildlife outdoors despite regular pest control service. ADDITIONAL GUEST PRICING: The nightly rate includes up to 6 guests. Starting with the 7th guest, an additional nightly guest fee applies.
