The first floor features two double bedrooms and one twin bedroom (with joinable beds upon request), all with air conditioning. There are also two additional bathrooms with showers on this floor. Outside, a covered portico with a dining table for eight overlooks the private pool and the rolling Tuscan hills, offering the perfect setting for outdoor meals. The fenced garden, approximately 700 square meters, is well-maintained and features a charcoal BBQ and a children’s play area.

The private pool, located at the front of the house, is visible from the main areas and ideal for family enjoyment. It measures 5 x 10 meters with a fixed depth of 1.40 meters and features a Roman staircase for easy access. The pool is equipped with sunbeds, umbrellas, and a chlorine purification system. Wi-Fi is available throughout the interior and exterior of the property. Baby amenities including a cot, high chair, and bathtub are available on request. The last 50 meters of the access road are unpaved.
