Smiling House Instant Book is the set of homes whose calendars are synced live, so a stay is confirmed the moment you book. These homes skip the request queue entirely: availability is synced live from each property’s calendar, so you pick your dates and the stay is confirmed on the spot rather than queued for approval. Every other home in our collection remains one enquiry away — most of our portfolio is deliberately concierge-booked, and this is the fast lane for the homes whose calendars support it.
Two of them, to be exact. On 71 instant book homes your card is charged and the booking is done. On the 2 instant confirmation homes your card is only held, never charged: the dates are secured immediately and your concierge calls you within the hour to confirm the details before any payment is taken. Either way the calendar is yours from the moment you check out.
Smiling House also offers a concierge for private chefs, transfers, ski instructors, yachts and cars, a VIP Club with first access to new residences and member rates and chalets for sale in the Gstaad region through its real estate division.

How it works
- 1 · Pick your dates
- Choose check-in and check-out on the property page — the calendar you see is the home’s live availability, not an estimate.
- 2 · Pay securely
- The checkout shows the full price for your stay before you pay. No hidden steps, no waiting for an owner to answer.
- 3 · Confirmed instantly
- Your reservation is confirmed the moment payment completes, and our concierge follows up to prepare your stay.
Frequently asked questions
- What does Instant Book mean?
- The home's calendar is synced live from its manager, so you pick your dates and the reservation is confirmed immediately — there is no request queue and nothing to wait for. Our concierge follows up on every confirmed stay.
- What is the difference between Instant Book and Instant confirmation?
- Both secure your dates the moment you check out; the difference is your card. On Instant Book the card is charged and the booking is complete. On Instant confirmation the card is only held — never charged — and your concierge calls you within the hour to confirm the details before any payment is taken. If anything about the stay does not work, the hold is released.
- How do I recognise an instantly bookable home?
- Look for the Instant Book or Instant confirmation badge next to the booking form on a property page. Every home listed on this page carries one of the two, and the badge says which.
- Are all Smiling House homes instantly bookable?
- No — most of the collection is concierge-booked: you send an enquiry and our team confirms the details with the home before anything is charged. Instant Book is the fast lane for the homes whose calendars support it.
- Where do I see the exact price and conditions for my stay?
- The checkout page shows the full price for your dates before you pay. The programme's standard terms are being finalised and will be published on this page; until then, the checkout and our concierge give you the terms for a specific stay.
- What if my dates aren't available, or I need help?
- Message the concierge from any page — the chat bubble or WhatsApp — or send an enquiry from the property page. A human replies quickly, every day.
Programme terms — to be confirmed
The standard Instant Book terms — deposit amount, balance due date, cancellation window and guest verification steps — are being finalised and will be published here. Until then, the exact conditions for your stay are shown at checkout before you pay, and our concierge can confirm anything in writing.
