The main floor houses a large living room, a modern kitchen with central island, a formal dining area, one double bedroom with ensuite shower, an extra bathroom, and a laundry room with washer and dryer. Upstairs includes four more bedrooms: one twin with bathtub, one double with shower, and two doubles with bathtubs—each with its own ensuite and the possibility of adding single beds upon request. On the lower level, a quiet study opens to a furnished veranda with pool views, alongside a bathroom that serves the pool area. Interiors combine original stone and wood with tasteful modern finishes throughout.

Located in the Lucca hills, the villa offers peace and privacy just 15 km from the historic center of Lucca. Local shops and restaurants are 6 km away. The property also provides easy access to the beaches of Versilia (25 km) and major Tuscan destinations such as Pisa, Florence, and Siena.

The outdoor pool (5 x 10 m, 1.5 m deep) is open from May 1 to October 1, with sunbeds and umbrellas for relaxing. A wood-fired oven is available only with a professional chef and prior arrangement. Waste disposal must be done in accordance with local regulations or fines may apply. The property is professionally cleaned before arrival; guests are expected to maintain it during their stay. Electricity for air conditioning is charged separately at €0.70 per kWh. Heating (if used) is charged at €35 per day. The security deposit is €1,500 and is refundable after inspection. Tourist tax is not included. A baby bed and high chair may be provided upon request and subject to availability. Check-in is between 4:00 PM and 7:00 PM. Late check-in after 8:00 PM requires a €50 fee; after 10:00 PM the fee is €100. Check-out is by 10:00 AM.
