Spread across two floors, the house features thoughtfully curated interiors with exposed wooden beams and traditional Tuscan charm. The ground floor includes a comfortable open-plan living and dining area, a fully equipped kitchen, a modern bathroom, and a laundry room. Upstairs, you'll find a double bedroom with en suite bathroom and a twin bedroom, also with an en suite. The villa is air-conditioned throughout and includes Wi-Fi access both indoors and outdoors. Outdoors, a spacious terraced garden of one hectare surrounds the house, offering sweeping views of the rolling hills and sunsets. A covered terrace next to the living room is perfect for alfresco dining, while the private pool and sun loungers invite guests to unwind in complete serenity.

The farmhouse is located near Vicopisano, a historic village known for its medieval architecture and structures designed by Brunelleschi. It’s an ideal base for exploring Tuscany, offering easy access to Pisa (22 km), Lucca, Florence, Volterra, San Gimignano, Siena, and even the coast, including the Cinque Terre. Shops and restaurants are just 2 km away, and the surrounding area is known for its olive groves, traditional stone buildings, and authentic rural charm.

The pool is open from May 1 to October 1. Self-check-in is available, and late arrivals after 8:00 PM incur an additional fee (€50 after 8 PM, €100 after 10 PM), arranged in advance. Final cleaning (€150) is mandatory and paid at booking. A refundable security deposit of €600 is due on arrival by credit card. Heating, if required, is €30 per day. Waste must be disposed of following local rules, and violations may result in fines. Tourist tax is not included. Inspections are performed at check-out to assess any damages.
