Inside, the fireplace offers a warm glow for evenings when the peaks still wear a dusting of snow, while the high ceilings and glass walls keep the fresh spring atmosphere alive throughout the home. Sleeping arrangements Five thoughtfully arranged bedrooms sleep up to 13 guests. Bedroom 1 – Primary: King size bed with an ensuite bathroom and stand‑alone shower. Bedroom 2: King size bed sharing a hallway bathroom with Bedroom 3. Bedroom 3: Queen size bed sharing the same hallway bathroom with Bedroom 2. Bedroom 4: Double size bed and three twin size beds with an ensuite bathroom. Bedroom 5: Two twin size beds with an ensuite bathroom. Each bathroom features a stand‑alone shower for privacy. Kitchen & dining A fully equipped kitchen opens onto a dining table where you can enjoy shared breakfasts or relaxed dinners after a day on the slopes or trails. The space is designed for easy meal preparation and casual conversation, with all essential appliances and cookware at hand. Outdoor living The balcony and patio trace the home’s perimeter, offering uninterrupted views of the river and surrounding mountains. A gas BBQ grill stands ready for year‑round grilling, while the private path to the river provides a peaceful spot to sit, fish, or simply watch the water flow beneath budding trees. Comfort & conveniences Air conditioning, heating, and ceiling fans let you tailor the indoor climate to spring’s variable weather. An indoor fireplace adds cozy ambience for cooler evenings. Washer and dryer access simplify longer stays, and self check‑in via keypad ensures a smooth arrival. Housekeeping can be arranged for an additional fee with advance notice. Please note: We provide the grill, but propane is not included. Guests are responsible for purchasing propane if needed.

Pets: Not allowed. Smoking: Not allowed. Events: Not allowed. Suitable for: children and infants. Additional rules: Please note that in Colorado, with beautiful weather and greenery, come BUGS/MOSQUITOS. (Yes, dare I say it...) These elements are a natural & very common occurrence! We have our property professionally sprayed for pests, but please remember to pack bug spray! There is absolutely NO smoking and NO drugs allowed inside the home or elsewhere (inside or outside) on the property. We can accommodate a maximum of 12 guests at any given time. It's for your own comfort and the sanity of our cleaners :) No third party bookings allowed, unless otherwise agreed upon in written form. Only the number of guests indicated on the reservation are allowed to stay overnight on-premise, unless otherwise agreed upon in written form. Number of vehicles on property should never exceed (2) per reservation. Up to (2) cars may park in available parking spaces in front of the home. Safety and privacy are paramount, please note we have installed three (3) cameras outside of the house. Around the outside of the house pointing the keypad on back door, outside of the garage, and over front door pointing the entrance. Please do not tamper with the devices, fines may apply. Please wipe shoes at the door. It is preferred that shoes are removed indoors when possible, so we can keep the place clean for you and the next guests! Be considerate while socializing outdoors after 10pm and before 8am. Also, keep excessive noise to a minimum during this time. No fireworks of any kind. No firearms on property, unless kept locked in vehicle. Follow additional guidelines posted within the home. Please take out the trash and dispose properly per instructions upon departure. Report damages immediately. We reserve the right to terminate a reservation without refund, and/or pursue monetary fines if guests are found to be in violation of ANY of these rules.

The home is professionally cleaned and sanitized between each guest. We ensure that our cleaners are committed to the highest standards of cleanliness. All reservations require damage protection, processed via our third-party system before arrival: - 1-Night stays: $500 refundable security deposit (pre-authorized hold, released after a damage-free checkout inspection). - 2+ Night stays: Choose between the $500 refundable deposit or a non-refundable $20/night damage waiver (max $100), covering accidental damage beyond normal wear. Note: Deposit holds expire after 7 days. For longer stays, the hold is released on day 6 and re-authorized to keep coverage continuous. Please be reminded that check-out time is 10AM. In order to prepare our property for the next guests, housekeeping is scheduled to arrive promptly upon check-out. Late check-outs affect housekeeping schedules and future guest reservations. In the event you stay beyond the original scheduled check-out time, you may incur a fee of up to $300. It is a self-catering home, therefore, we do not refill any supplies during your stay. Each bathroom will have shampoo/conditioner, body wash, a single roll of toilet paper, and hand soap. In the laundry room we provide enough detergent pods for UP TO two (2) loads. In the kitchen, a paper towel roll, a couple of trash bags, dishwashing detergent, and sponge. There is a coffee maker, however coffee is not. Salt/pepper and cooking oil are available for use. If anything is missing, please let us know immediately upon check in so we can arrange restocking. We appreciate your understanding!
