Additional rules: Please note that in sunny Florida, with beautiful weather and greenery, come humidity and BUGS. (Yes, dare I say it..) These elements are a natural & very common occurrence! We have our property professionally sprayed for pests, but please remember to pack sunscreen and bug spray! If you would like to add heating for the pool and spa, please request it at least one week in advance. The cost is $35 per day, billed separately. Please note that during cold or rainy weather, pool use is not recommended. The pool is serviced weekly, but rain may temporarily affect water clarity due to debris. We do welcome furry friends! However, a written notification from the guest and approval by the host is REQUIRED. We allow (1) one house-trained dog (please specify breed and weight). A pet fee is applied & subject to up to $150 security deposit There is absolutely NO smoking and NO drugs allowed inside the home or elsewhere (inside or outside) on the property. We can accommodate a maximum of 16 guests at any given time. It's for your own comfort and the sanity of our cleaners :) Please note that we welcome children of all ages but wanted to make sure you’re aware that the home is NOT baby-proofed. No third party bookings allowed, unless otherwise agreed upon in written form. Only the number of guests indicated on the reservation are allowed to stay overnight on-premise, unless otherwise agreed upon in written form. All of driveway (2-4 cars) and street parking. The is a around a corner so plenty of street parking is available. Do not block sidewalks, driveways, or park on the grass. Please follow standard parking rules. We are not responsible for towing or fines resulting from parking violations. Commercial vehicles, trailers, motorcycles, RVs, and similar vehicles are strictly prohibited anywhere in the community and are not eligible for parking passes. It is preferred that shoes are removed indoors when possible, so we can keep the place clean for you and the next guests! Please respect the neighborhood and neighbors. Be considerate while socializing outdoors after 10pm and before 8am. Also, keep excessive noise to a minimum during this time. Please note that, after it rains, there may be a few small bugs that wash off the screen and into the pool and the pool may appear slightly discolored. No fireworks of any kind. No firearms on property, unless kept locked in vehicle. Follow additional guidelines posted within the home. Please take out the trash and dispose properly per instructions upon departure. Report damages immediately. We reserve the right to terminate a reservation without refund, and/or pursue monetary fines if guests are found to be in violation of ANY of these rules.

A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. The available options depend on the length of your stay: -For 1-Night Reservations: Guests are required to provide a $500 refundable security deposit. This is a pre-authorized hold (not a charge) that is released following a damage-free inspection after checkout. -For Reservations of 2 Nights or More: Guests may choose between the $500 refundable security deposit or a non-refundable damage waiver of $20 per night (capped at a maximum of $100). This waiver covers accidental damages beyond normal wear and tear. Pool Use During inclement (cold and/or rainy) weather we do not advise using the pool. The pool gets serviced weekly. Please note that, after it rains, there may be some debris that wash into the pool, which may cause the water to appear slightly discolored. “Resort amenities are managed by the community and are subject to change without notice. We are not responsible for their maintenance schedules, and availability is not guaranteed.” Cleanliness & Housekeeping Our home is professionally cleaned and sanitized between each guest to ensure the highest standards of hygiene. Check-Out: Check-out is at 10 AM. Housekeeping will arrive promptly afterward to prepare the home for incoming guests. Late check-outs can disrupt this schedule and may incur a fee of up to $300. Self-Catering: This is a self-catering home. We provide initial supplies but do not restock during your stay. Each bathroom is stocked with shampoo, conditioner, body wash, hand soap, and one roll of toilet paper. The laundry room includes detergent for up to two loads. In the kitchen, you'll find paper towels, trash bags, dishwashing detergent, a sponge, and basic cooking essentials including salt, pepper, and cooking oil. A coffee maker is provided, though coffee is not supplied. If any items are missing upon arrival, please notify us, and we'll arrange a replacement. Security: For your peace of mind, security cameras are installed outside the property. None are directed toward the pool or private areas, ensuring your privacy is fully respected. We appreciate your understanding and cooperation in helping us maintain a safe, clean, and comfortable home for all guests!
