Sleeping arrangements There are five bedrooms across two floors, offering flexibility for families and groups. One bedroom and one bathroom are located downstairs, while four additional bedrooms and three bathrooms are upstairs. Beds are arranged to accommodate up to 12 guests, making it well-suited for shared stays while still allowing privacy when needed. Kitchen and dining A full kitchen anchors the home, giving you the option to cook and dine together whenever you like. The adjoining dining area makes it easy to gather for breakfast before heading out or for relaxed dinners at home. Everything is laid out for convenience, from meal prep to cleanup, so time spent indoors feels effortless. Outdoor living Step outside to enjoy the private pool just beyond the back door. It’s an inviting spot to cool off during warm Florida afternoons or unwind after returning from the parks. Pool heat is available as an option. The outdoor patio includes a BBQ grill and seating, offering another place to relax or spend time together without leaving the property. Our grills are propane grills, please be advised that propane must be provided by the guest. We have a propane tank in the house that can be taken to fill up and used during the stay. We cannot guarantee that the propane tank will be filled upon arrival. Resort amenities Staying at Windsor at Westside means access to a wide range of shared resort amenities. Including all the amenities that make resort-living superb, Windsor at Westside Resort will include a huge resort-style pool, a lazy river, water slides, a separate splash pool, a hot tub, volleyball court, basketball court, BBQ & Picnic area, and, a huge clubhouse with arcades, Bar & Lounge, and more. In the immediate area outside the resort, you will find ample shopping, dining, and entertainment. And only a short drive further you’ll find all the attractions Orlando is known for, Disney being very near. Additional rules: Please note that in sunny Florida, with beautiful weather and greenery, come humidity and BUGS. (Yes, dare I say it...) These elements are a natural & very common occurrence! We have our property professionally sprayed for pests, but please remember to pack sunscreen and bug spray! We do welcome furry friends! However, a written notification from the guest and approval by the host is REQUIRED. We allow (2) two house-trained dogs (please specify breed and weight). A pet fee is applied & subject to a $150 security deposit. Our grills are propane grills, please be advised that propane must be provided by the guest. There is absolutely NO smoking and NO drugs allowed inside the home or elsewhere (inside or outside) on the property. We can accommodate a maximum of 12 guests at any given time. It's for your own comfort and the sanity of our cleaners :) The individual making the reservation must be at least 21 years of age & must be one of the guests staying at the property. No third party bookings allowed, unless otherwise agreed upon in written form. Only the number of guests indicated on the reservation are allowed to stay overnight on-premise, unless otherwise agreed upon in written form. We ask that you respect the checkout time of 10AM to allow our cleaners enough time to prepare for the next guest. Late checkouts not approved in writing will be fined up to $250. Number of vehicles on property should never exceed (2) per reservation. Up to (2) cars may park on the designated area. Please wipe shoes at the door. It is preferred that shoes are removed indoors when possible, so we can keep the place clean for you and the next guests! Please respect the neighborhood and neighbors. Be considerate while socializing outdoors after 10pm and before 8am. Also, keep excessive noise to a minimum during this time. No fireworks of any kind. No firearms on property, unless kept locked in vehicle. Follow additional guidelines posted within the home. Please take out the trash and dispose properly per instructions upon departure. All trash MUST be bagged and placed in proper receptacle. Failure to follow this rule can result in fines up to $300. Report damages immediately. We reserve the right to terminate a reservation without refund, and/or pursue monetary fines if guests are found to be in violation of ANY of these rules.

The home is professionally cleaned and sanitized between each guest. We ensure that our cleaners are committed to the highest standards of cleanliness. All reservations require damage protection, processed via our third-party system before arrival: - 1-Night stays: $500 refundable security deposit (pre-authorized hold, released after a damage-free checkout inspection). - 2+ Night stays: Choose between the $500 refundable deposit or a non-refundable $20/night damage waiver (max $100), covering accidental damage beyond normal wear. Note: Deposit holds expire after 7 days. For longer stays, the hold is released on day 6 and re-authorized to keep coverage continuous. If you would like to add pool and spa heating to your reservation, please let us know in advance, and we can coordinate to set that up for you. The cost for this amenity is $35 per day of stay, which will be invoiced separately. We kindly ask for at least a week's notice. During inclement (cold and/or rainy) weather we do not advise using the pool. The pool gets serviced weekly. Please note that, after it rains, there may be some debris that wash into the pool, which may cause the water to appear slightly discolored. Please be reminded that check-out time is 10AM. In order to prepare our property for the next guests, housekeeping is scheduled to arrive promptly upon check-out. Late check-outs affect housekeeping schedules and future guest reservations. In the event you stay beyond the original scheduled check-out time, you may incur a fee of up to $300. It is a self-catering home, therefore, we do not refill any supplies during your stay. Each bathroom will have shampoo/conditioner, body wash, a single roll of toilet paper, and hand soap. In the laundry room we provide enough detergent pods for UP TO two (2) loads. In the kitchen, a paper towel roll, a couple of trash bags, dishwashing detergent, and sponge. There is a coffee maker, however coffee is not. Salt/pepper and cooking oil are available for use. If anything is missing, please let us know immediately upon check in so we can arrange restocking. We appreciate your understanding!
