Sleeping arrangements The home features 3 spacious bedrooms and 3 full bathrooms, giving everyone room to spread out. On the downstairs level, the master bedroom includes a king-size bed and an ensuite bathroom. Upstairs, one bedroom offers a bunk bed with a twin over a full bed plus a trundle bed, and the third bedroom includes a king size bed. The two upstairs bedrooms share a full-size bathroom. Living spaces The main living area is designed for time together, offering space to relax after a day in Orlando. A dining area sits nearby for meals or game nights, complemented by a breakfast nook in the kitchen. From the living room, step onto the small patio with seating for two. A free washer and dryer are available, making longer stays or family trips more convenient. Kitchen and dining The full kitchen includes the essentials you need to prepare simple meals, along with a refrigerator, stove, oven, microwave, dishwasher, and coffee maker. A dedicated indoor dining area provides room for shared meals, and the breakfast nook adds a casual spot for morning coffee or quick bites. Community amenities Situated within the gated Regal Palms Resort & Spa, the townhome gives you access to the community amenity center and clubhouse. Bathroom essentials and bed linens are provided, along with hangers, an iron, and a private entrance with self check-in through a smart lock. We have our property professionally sprayed for bugs and mosquitoes, and have bug spray available. However, everything outside of this is beyond our control. A refundable security deposit of $250 will be authorized as a hold on your credit card by our system, prior to your arrival. This is a pre-authorization hold, not a charge, and will be released following a damage-free inspection after your departure. Any damages or excessive cleaning needs beyond normal wear and tear will be claimed against this hold. **By booking this reservation, guests agree & acknowledge that Regal Palms Resort will have occasional areas of ongoing construction. Though most areas leading up to the property are cleared, please be mindful of any construction vehicles and debris. This does not impact the clubhouse as amenities are fully open and available for use.** There is absolutely NO smoking and NO drugs allowed inside the home or elsewhere (inside or outside) on property. Please note that we welcome children of all ages but wanted to make sure you’re aware that the home is NOT baby-proofed. We can accommodate an absolute maximum of 8 guests. It's for your own comfort :) The individual making the reservation must be at least 21 years of age & must be one of the guests staying at the property. No third party bookings allowed, unless otherwise agreed upon in written form. Only the number of guests indicated on the reservation are allowed to stay overnight on-premise, unless otherwise agreed upon in written form. A maximum of 2 (additional) guests are allowed at the property during daytime hours. Number of cars on property should never exceed 2 per reservation. Please respect the neighborhood and neighbors. Be considerate while socializing outdoors after 10pm and before 8am. Also, keep excessive noise to a minimum during this time. No fireworks of any kind. No firearms on property, unless kept locked in vehicle. Follow additional guidelines posted within the suite. Please take out the trash and dispose properly per instructions upon departure. Report damages immediately. We reserve the right to terminate a reservation without refund and/or pursue monetary fines if guests are found to be in violation of any of these rules.

The home is professionally cleaned and sanitized between each guest. We ensure that our cleaners are committed to the highest standards of cleanliness. All reservations require damage protection, processed via our third-party system before arrival: - 1-Night stays: $250 refundable security deposit (pre-authorized hold, released after a damage-free checkout inspection). - 2+ Night stays: Choose between the $250 refundable deposit or a non-refundable $20/night damage waiver (max $100), covering accidental damage beyond normal wear. Note: Deposit holds expire after 7 days. For longer stays, the hold is released on day 6 and re-authorized to keep coverage continuous. Please be reminded that check-out time is 10AM. In order to prepare our property for the next guests, housekeeping is scheduled to arrive promptly upon check-out. Late check-outs affect housekeeping schedules and future guest reservations. In the event you stay beyond the original scheduled check-out time, you may incur a fee of up to $300. It is a self-catering home, therefore, we do not refill any supplies during your stay. Each bathroom will have shampoo/conditioner, body wash, a single roll of toilet paper, and hand soap. In the laundry room we provide enough detergent pods for UP TO two (2) loads. In the kitchen, a paper towel roll, a couple of trash bags, dishwashing detergent, and sponge. There is a coffee maker, however coffee is not. Salt/pepper and cooking oil are available for use. If anything is missing, please let us know immediately upon check in so we can arrange restocking. We appreciate your understanding!
