Sleeping arrangements Nine bedrooms are spread across two floors, offering room for large families and groups. Downstairs, the Master features a king bed that sleeps 2. Upstairs, the Harry Potter room offers two full beds, while the Fronzen room includes bunk beds that sleep 3. Three Kingdom rooms each provide a king bed for 2, and the Jaque Mate rooms feature queen beds for 2. The Calming Retreat includes two full beds that sleep 2. Bed linens, comfortable beds, and clean sheets are provided. Indoor living Two living areas offer space to relax, with TV, sound system, and a game console available for downtime. A dedicated workspace supports those who need a quiet corner during their stay. The game room adds opportunities for friendly competition and cozy movie moments after long days exploring local attractions. Kitchen and dining A large full kitchen with stainless steel appliances, cooking basics, and essential kitchen amenities makes it easy to prepare meals together. Two indoor dining areas provide room for shared breakfasts or dinners, while the main floor offers easy flow between living and dining spaces. A washer and dryer, along with essentials, add convenience for longer visits. Outdoor living The outdoor pool and hot tub create a calm setting for winter evenings, whether you prefer a quiet soak or time gathered around the patio area. The outdoor space includes outdoor patio furniture and a BBQ grill, offering a comfortable area to enjoy fresh air even in cooler months. A private entrance and free parking on the premises make arrivals simple. Neighborhood Solara Resort surrounds you with incredible amenities, including an expansive water complex with a wave simulator, splash pad, and areas suited for little ones. Sports courts, a fitness center, and a teen hangout center offer activities for all ages, while the bar and grill and ice-cream parlor add convenient options nearby. With easy access to Disney, Universal Studios, and countless restaurants, the villa serves as a perfect base for exploring top attractions. Please note: We provide the grill, but propane is not included. Guests are responsible for purchasing propane if needed.

Additional rules: Please note that in sunny Florida, with beautiful weather and greenery, come humidity and BUGS. (Yes, dare I say it..) These elements are a natural & very common occurrence! We have our property professionally sprayed for pests, but please remember to pack sunscreen and bug spray! IF YOU WOULD LIKE POOL HEAT AND/OR HOT TUB, IT MUST BE REQUESTED IN WRITING A WEEK PRIOR TO CHECK-IN (as it requires up to 24 hours to heat). TO ADD THIS AMENITY, YOU AGREE TO PAY $35 PER DAY OF USAGE. ADDITIONAL FEES MAY APPLY IF A WEEK'S NOTICE IS NOT GIVEN. We do welcome furry friends! However, a written notification from the guest and approval by the host is REQUIRED. We allow (1) one house-trained dog (please specify breed and weight). A pet fee is applied & subject to up to $150 security deposit There is absolutely NO smoking and NO drugs allowed inside the home or elsewhere (inside or outside) on the property. We can accommodate a maximum of 20 guests at any given time. It's for your own comfort and the sanity of our cleaners :) The individual making the reservation must be at least 21 years of age & must be one of the guests staying at the property. Please note that we welcome children of all ages but wanted to make sure you’re aware that the home is NOT baby-proofed. No third party bookings allowed, unless otherwise agreed upon in written form. Only the number of guests indicated on the reservation are allowed to stay overnight on-premise, unless otherwise agreed upon in written form. Up to (2) cars may park side-to-side in the driveway in front of the garage. Please don't park on the street. Commercial vehicles, trailers, motorcycles, RVs, and similar vehicles are strictly prohibited anywhere in the community and are not eligible for parking passes. Violations may result in towing or fines per HOA rules. Please wipe shoes at the door. It is preferred that shoes are removed indoors when possible, so we can keep the place clean for you and the next guests! Please respect the neighborhood and neighbors. Be considerate while socializing outdoors after 10pm and before 8am. Also, keep excessive noise to a minimum during this time. Please note that, after it rains, there may be a few small bugs that wash off the screen and into the pool and the pool may appear slightly discolored. No fireworks of any kind. No firearms on property, unless kept locked in vehicle. Follow additional guidelines posted within the home. Please take out the trash and dispose properly per instructions upon departure. Report damages immediately. We reserve the right to terminate a reservation without refund, and/or pursue monetary fines if guests are found to be in violation of ANY of these rules.

The home is professionally cleaned and sanitized between each guest. We ensure that our cleaners are committed to the highest standards of cleanliness. All reservations require damage protection, processed via our third-party system before arrival: - 1-Night stays: $500 refundable security deposit (pre-authorized hold, released after a damage-free checkout inspection). - 2+ Night stays: Choose between the $500 refundable deposit or a non-refundable $20/night damage waiver (max $100), covering accidental damage beyond normal wear. Note: Deposit holds expire after 7 days. For longer stays, the hold is released on day 6 and re-authorized to keep coverage continuous. If you would like to add pool and spa heating to your reservation, please let us know in advance, and we can coordinate to set that up for you. The cost for this amenity is $35 per day of stay, which will be invoiced separately. We kindly ask for at least a week's notice. During inclement (cold and/or rainy) weather we do not advise using the pool. The pool gets serviced weekly. Please note that, after it rains, there may be some debris that wash into the pool, which may cause the water to appear slightly discolored. Please be reminded that check-out time is 10AM. In order to prepare our property for the next guests, housekeeping is scheduled to arrive promptly upon check-out. Late check-outs affect housekeeping schedules and future guest reservations. In the event you stay beyond the original scheduled check-out time, you may incur a fee of up to $300. It is a self-catering home, therefore, we do not refill any supplies during your stay. Each bathroom will have shampoo/conditioner, body wash, a single roll of toilet paper, and hand soap. In the laundry room we provide enough detergent pods for UP TO two (2) loads. In the kitchen, a paper towel roll, a couple of trash bags, dishwashing detergent, and sponge. There is a coffee maker, however coffee is not. Salt/pepper and cooking oil are available for use. If anything is missing, please let us know immediately upon check in so we can arrange restocking. We value safety and privacy and that's why we would like to mention we have a Ring camera by the front door. We appreciate your understanding!
