Check-in time is from 4:00 p.m. onwards. 2. Check-out time is at 10 a.m. max. 3. We must be informed of the total number of guests spending the night and if there will be other guests visiting the property during your stay. 4. Unregistered guests are not allowed. Extra guests spending the night that are not accounted for could generate extra fees. 5. No parties or events of any kind are allowed on the property. 6. We must be informed of all the cars that will be coming for your reservation. 7. All cars must be parked in the property's garage and/or driveway. Street parking is strictly forbidden. 8. No smoking is allowed indoors. If a guest smokes indoors the monetary penalty will depend on the severity of the incident. 9. Smoking outdoors on the property is allowed. Please make sure all cigarette butts are thrown in the trash. 10. Drugs and inappropriate behavior are not allowed on the property. 11. Garbage is picked up by the city on certain days. We will let you know the night before so you can leave the trash out from 7 p.m. onwards, ready for pick-up at 7 a.m. the next day. 12. House-trained pets are allowed with a fee of $150 USD per pet per stay, before fees and taxes. The number of pets you bring must be discussed and authorized by us in advance. 13. Stained sheets or towels must be paid for to replace them. 14. Any violation of our house rules could cost part of or the entire security deposit (plus penalty fees if applicable) and even the non-refundable cancellation of the reservation, depending on the severity of the violation. 15. No weapons of any kind are permitted on the property, including firearms, ammunition, air guns, tasers and explosives. Violation will result in immediate cancellation without refund and may be reported to local authorities.

🐾 Pet-Friendly Stay Bring your furry friends! We welcome house-trained pets for a small surcharge to cover cleaning. Please register your pets in advance and clean up after them, especially in the backyard. Unreported pets will result in a $500 penalty. Pet fee: $150 per pet per stay, before fees and taxes 📺 Entertainment Our smart TVs are ready for you to log in with your own account for any streaming app you prefer, such as Netflix, Amazon Prime, YouTube and more. If you forget to sign out, we’ll take care of it after checkout. Please note there is no cable TV. 🚭 Smoking Policy No smoking inside the property. Smoking is allowed outdoors only, and cigarette butts must be disposed of properly. Violation fee: $500 USD 🎉 Events & Gatherings Planning a celebration? A fee may apply depending on the type of event 🚫 No Drugs or Illegal Substances The use, possession or distribution of illegal drugs or substances is strictly prohibited on the property. Violations may result in cancellation of the reservation in accordance with Airbnb’s policies and may be reported to the authorities. Any additional cleaning or damage costs will be requested through Airbnb’s Resolution Center. 🌿 Landscaping Our landscaping staff visits the property once a week. 📷 Security Cameras For your safety, we have two exterior cameras: one at the front door overlooking the yard, and one in front of the garage facing the driveway. These cameras record 24/7. There are no cameras inside the home. ⚠️ House Rule Violations Any violation of house rules may result in cancellation of the reservation without a refund and forfeiture of any security deposit. 🐞 A Note on Wildlife This home features a lovely garden area. While pest control service visits monthly, you may occasionally see wildlife outdoors or harmless insects indoors, such as spiders, ladybugs, ants, or bees. If you notice anything, let us know and we'll address it promptly. 💲 Additional Nightly Rate for 7+ Guests Our nightly rate covers the first 6 guests. For each guest beyond six, there is an additional fee of $39 per guest, per night. 🏊 Pool The outdoor pool is professionally serviced twice a week in summer and once a week the rest of the year. As with any outdoor pool, some leaves or debris may appear between cleanings. This doesn’t mean the pool is unclean: all chemicals are properly balanced and the filtration system is regularly maintained for your comfort. ⚠️ Please note: The pool is NOT HEATED. You’ll see crocodile-shaped figures floating in the pool; they help keep wildlife away and the pool clean. The pool technician accesses the backyard through the gate. No weapons allowed. By making a reservation, guests agree to follow this policy.
