This renovated 2300 sq/ft ranch style home features 3 bright bedrooms on the first floor and 2 spacious bonus sleeping areas on the walkout lower level, fully equipped with a bathroom, a family room, a gym and an arcade. The lower level also gives you access outdoors. The driveway can comfortably fit 8 cars. You’ll fall in love with the open living room with a wood burning fireplace, enjoy many meals in the complete dining room and breakfast bar areas, or venture into the fully equipped kitchen to create the dish you are craving. This home also includes gym equipment and fun at its best with a pool table, table soccer table, an aero hockey table, and a playground for children, available just for you and your family and guests. All furnishings as shown including but not limited to all appliances, dishwasher, dryer, microwave, refrigerator, range, wine cooler, washer and dryer will be made available. The house is heated by gas, the countertops are granite, the heating system is forced hot air and the fireplaces are wood burning. We have on the (first floor) 1 master bedroom with 1 queen bed and 1 full bath Second full bath on (first floor) Second bedroom with 2 twins beds(first floor) Third bedroom with 2 twins beds(first floor) Third full bath (second floor) Fourth bedroom with 1 queen bed (second floor) Fifth bedroom with 1 queen bed (second floor) Pool & Spa- Please note the pool and spa are on set timers throughout the day for when the units are heated. Both the pool and spa share one heating element therefore they CAN'T both be heated at the same time. The schedules for the heat will be located on the kitchen island next to the house rules, please be sure to review them upon check in so you are aware. If you would like any specific changes to the schedule please reach out to your host to put in this request. The pool is heated to 80 degrees from 9am-4pm. The spa is heated to 103 degrees between 4pm-10pm, this includes the jets and the blower. The pool lights will be turned on from 8:30pm-11pm.

Close to great restaurants and amenities, enjoy both Northside and Southside beaches like Sandy Neck Beach, or Craigville and Dowses Beach only a few minutes away.

Quiet hours: 08:00 to 22:00. Pets: Allowed (maximum 1). Smoking: Not allowed. Events: Not allowed. Suitable for: children and infants. Additional rules: No Parties at the house and no additional guests than those listed on the rental agreement. A strict guest policy of no more than 10 guests and no more than 4 cars. The community caretaker will monitor. No smoking in the house. Please use the house respectfully. Never go inside the house wet. If any sign of pets or smoking in the house we will charge a fee of $500. The house is for a maximum of 10 guests. All guests should be declared and if not we will charge all undeclared extra guests $150 each per day. Any damage caused to furniture, appliances and the property as a whole, must be paid for by the guests. We ask kindly that these rules be followed for several reasons: 1) We have many guests this year who will be there first vacation in over a year, and we want to give everyone the best experience we can. 2) This is our primary residence and will be moving back with our kids. 3) We want to keep the property in as good if not better condition than it started so that it can be available to you again in the future. 4) We reserve the right to take away the use of any amenity if neighbors complain or due to improper use. Please review the following with all guests staying at the property. Property and its amenities are not being monitored and being used at your own risk. There is as Ring Doorbell at the front door which IS ACTIVE and can be used to reach Rafael if need be. • The house must be returned at the end of your stay in its current condition, neat, clean, dishes done and put away, floors swept clean, countertops wiped clean etc. I recommend taking a quick video tour for yourself as a "state of the state" in which to leave this property in the same shape you found it, please. • The entire house has a water filtration system, so feel free to drink right from the tap. • Because all the flooring is wood, at no point is anyone allowed in the house with sand or being wet from the pool. There is an outdoor shower out back to rinse off and a downstairs entrance that has a bathroom and shower for you to clean off before entering the house. • The fireplace inside the house is not to be used under any circumstance. • Dishes must be washed every night, no open food on the counters etc. and all dishes utensils must be returned to the cabinets and drawers both daily and at the end of your stay. • The pool and spa are heated, and are salt water to reduce chemical needs and cleaning needs. • If you are using the pool, spa, or any area with sand, it is required that you rinse in the outdoor shower before entering the house. • If you are wet/and or have sand on you, you can use the rear, lower entrance but must immediately clean off in the bathroom downstairs, this entrance has tile and can withstand wet/sandy traffic. • No diving in the pool. • No jumping in to or off the spa into the pool. • Outdoor kitchen and indoor kitchen are both GAS, be sure to double check that they are completely turned off after using for everyone's safety. - All umbrellas must be down once finish using to prevent being broken by the wind if damage you will be charged $300.00. • After each use of the outdoor kitchen please clean up and install the covers for the grill etc. as you found them. • Please do not use the electronic pool cleaner/tools. • If the pool needs to be cleaned, please call Rafael. • Pool and Spa hours will be total of 15 hours, from 7am to 10pm. We advise leaving the pool on for 9 hours, and the Spa 4 hours on so the water can be maintained heated. - Pool and Spa are automated and controlled by Rafael through the APP, to use the SPA during the day, please text or call to be turned on. - Please cover the Spa every day. - Pool: Once the pool is finished being used, please collect all toys, and have them placed in the same place where they were found please. • If you would like to use the Spa for a longer time, after 10 PM, please call Rafael Ribeiro • See signage for additional pool rules. • All children must be wearing a flotation device (some are available for use) • Parties are not allowed, and anyone who breaks this rule WILL be immediately evicted without a refund and subject to an additional $1,000.00 eviction fee. This includes playing loud and vulgar music on the lanai or pool area and any drug use on the property, including marijuana with a medical ID (do it somewhere else). We care about our neighbors and our home, and this behavior is not allowed at this property. • No indoor smoking, including in the garage. • 5 cars maximum allowed in the driveway, no street parking or trailers. • Out of respect for all our neighbors (with whom we know well and need to continue to live next to), noise/yelling/loud play must be kept to minimum by 8:30 pm. • Must observe QUIET HOURS 10PM-7AM. • You are allowed to play Music from the outdoor Smart TV. Please make sure to be kept at a reasonable level out of respect for the neighbors with limited profanity and turned down by 10:00 pm each night the absolute latest- any complains may result in loss of amenity. - Remote Controls from the Outside electronics can only be used by adults, not children for safety. If any of the controls are damaged, you will be charged $150.00 for each one. - Every time the TV is used, please be sure to have it back up against the wall. If rain occurs with the TV outside, it can get wet and will damage the TV. If that happens, this will be your responsibility. • To enter the backyard from the front yard and not go through the house, the only access point will be to the right of the house. The gate must be opened from inside the backyard. • All gates must remain closed and latched each night for safety purposes, failure to close a gate could allow a neighbor's dog or young child to enter the pool area with dire consequences. • All trash must be taken to the outdoor trash cans once full and at the end of your stay. • Please take all food and drink that you have purchased with you when you leave. - All trash must go on the trash barrels by the garage doors. - Corn Toss Board must be placed back in the garage after using, if wet and damage you will be charged $200.00. • Outdoor fire pit can be used at your own risk. • Please replace any wood that you use, it can be purchased at Aubuchon Hardware (3872 MA-28, Marstons Mills, MA 02648) or Home Depot (65 Independence Drive, Hyannis, MA 02601). • Flame must be kept below 3ft high. • All fires must be put out WITH WATER when done using and ensure no smoke is coming out, check periodically.
