Everything you need to cook a full meal is here — pots, pans, bakeware, serving dishes and place settings. With the indoor fireplace in the living room and the fire pit out back, this is a house that holds a long evening well once the weather turns.

Quiet hours: 10:00 to 21:00. Pets: Allowed (maximum 1). Smoking: Not allowed. Events: Not allowed. Suitable for: children and infants. Additional rules: RSBM House Rules 1. Check-in time is from 4:00 p.m. onwards. 2. Check-out time is at 10 a.m. max. 3. We must be informed of the total number of guests spending the night and if there will be other guests visiting the property during your stay. 4. Unregistered guests are not allowed. Extra guests spending the night that are not accounted for could generate extra fees. 5. No parties or events of any kind are allowed on the property. 6. We must be informed of all the cars that will be coming for your reservation. 7. All cars must be parked in the property's garage and/or driveway. Street parking is strictly forbidden. 8. No smoking is allowed indoors. If a guest smokes indoors the monetary penalty will depend on the severity of the incident. 9. Smoking outdoors on the property is allowed. Please make sure all cigarette butts are thrown in the trash. 10. Drugs and inappropriate behavior are not allowed on the property. 11. Garbage is picked up by the city on certain days. We will let you know the night before so you can leave the trash out from 7 p.m. onwards, ready for pick-up at 7 a.m. the next day. 12. House-trained pets are allowed with a fee of $150 USD per pet per stay, before fees and taxes. The number of pets you bring must be discussed and authorized by us in advance. 13. Stained sheets or towels must be paid for to replace them. 14. Any violation of our house rules could cost part of or the entire security deposit (plus penalty fees if applicable) and even the non-refundable cancellation of the reservation, depending on the severity of the violation. 15. No weapons of any kind are permitted on the property, including firearms, ammunition, air guns, tasers and explosives. Violation will result in immediate cancellation without refund and may be reported to local authorities.

Register your pets and clean up after them, especially in the backyard. • No Parties/Large Gatherings: Only registered guests are allowed. Contact us if you have any queries or need clarification before booking. • Additional Fees: From the seventh guest onwards, a $39 fee per guest per night applies. • Entertainment: Smart TVs with streaming apps are available. We'll sign out of your accounts if you forget to do so. • No Indoor Smoking: A $500 fine applies for violations. Smoke outdoors and dispose of cigarette butts properly. • Pool: Please note that the pool and kiddie pool, is professionally serviced twice a week during the summer months and once a week during the rest of the year. As this is an outdoor pool, it’s normal for some leaves or debris to appear between cleanings. This does not indicate the pool is unclean—rest assured, all necessary chemicals are properly balanced, and the filtration systems are regularly maintained for your safety and comfort. NOT HEATED POOL, NO HOT TUB The pool technician accesses the area through the backyard gate. • Security Cameras: For security, we have installed two cameras: one at the front door overlooking the yard, and another in front of the garage facing the cars. These cameras record 24/7. To respect your privacy, there are no cameras inside the house. • House Rule Violations: Can result in reservation cancellation, no refunds, and loss of deposit. • Pest Control: Pest control service is monthly. Contact us if you encounter bugs. You might encounter wildlife in the yard, and occasionally, outdoor insects may appear indoors. These bugs are not harmful, and we promptly remove them if notified. • Wifi: High-speed wifi is available; no cable. GAMING ROOM We have two machines. Pac-Man and Mortal Kombat.
