Villa Roses combines authentic Tuscan character with the comfort and flexibility of a spacious group retreat. The property includes a main farmhouse and a separate annex just a few metres away, offering guests a wonderful balance of shared spaces and individual privacy. The ground floor of the main farmhouse features spacious interconnected rooms with traditional brick archways, several comfortable seating areas, a formal sitting area with a desk, a large dining room, and a well-equipped kitchen with a hob, oven, dishwasher, fridge/freezer, and Nespresso coffee maker. A large veranda extends from the kitchen and living areas, providing a lovely setting for outdoor dining or relaxing with a drink. The extensive gardens offer plenty of space to unwind, with sun loungers, parasols, shaded seating areas, and a dedicated BBQ area with two large BBQs. The property offers eight double bedrooms in total, along with a sofa bed in one apartment sitting room. There are eight bathrooms, including seven en suites, plus two additional separate WCs in the main house. The first floor of the main house features three two-room apartments, each with its own sitting room and kitchenette. The nearby annex has three additional two-room apartments, each with an independent entrance, sitting room, kitchenette, and private shaded terrace. Outside, guests can enjoy a private saltwater pool, open seasonally from May 1 to October 30, as well as a private children's pool with whirlpool.

Villa Roses is located in the peaceful Tuscan Maremma, surrounded by beautiful countryside in southwestern Tuscany. The area is ideal for exploring Tuscany’s history, natural landscapes, national parks, thermal springs, and coastline. The nearby town of Paganico is less than 5 minutes away and offers historic medieval walls and town gates, a supermarket, and restaurants. Grosseto is approximately 25 minutes away, offering medieval streets, Renaissance squares, restaurants, shops, and a weekly Thursday morning market where guests can find fresh local ingredients. For relaxation, the Petriolo thermal baths are around 20 minutes away, where guests can enjoy natural hot springs, mud treatments, massages, and other wellness experiences. Guests can also reach the beaches of Marina di Grosseto in approximately 35 minutes and Castiglione della Pescaia in approximately 43 minutes.
