The villa is arranged across three floors. On the main level, a large open-concept living area includes a comfortable lounge, a fully equipped kitchen with a central island, and a dining space that opens onto a covered veranda, ideal for outdoor meals. This floor also houses a double bedroom with an ensuite shower, a guest bathroom, and a laundry room with washer and dryer. Upstairs, four more bedrooms offer ensuite bathrooms, air conditioning, and traditional finishes. One bedroom has twin beds and a bathtub. Another is a double room with a bathtub and space for an extra single bed. A third offers a double bed with a bathtub and room for two extra single beds. The fourth is a double bedroom with an ensuite shower. On the lower level, a quiet study with pool access and garden views opens onto a second veranda. A full bathroom on this floor provides added convenience for poolside use. Every space combines traditional materials like stone and wood with clean, modern finishes.

Nestled in the countryside near Lucca, the villa is surrounded by peaceful hills, olive groves, and rural charm. Shops and restaurants can be found approximately 6 km away. The historic city of Lucca, with its Renaissance walls and vibrant cultural scene, is just 15 km from the property. The coast is easily accessible, with Versilia’s beaches around 25 km away.

The swimming pool is open from May 1st to October 1st and measures 5 x 10 meters with a depth of 1.5 meters. It features a chlorine system and steps for easy access, surrounded by sunbeds and loungers in a well-maintained garden. A wood-fired oven is located near the pool and may be used only with prior approval and a professional chef due to safety regulations. The property is professionally cleaned before arrival. During the stay, guests are expected to maintain hygienic conditions and properly dispose of waste in accordance with local regulations. Non-compliance may result in a fine of €100–€150. An inspection will be conducted at check-out to assess damages or missing items. Electricity for air conditioning is charged separately at €0.70 per kWh. Heating, if requested, is charged at €35 per day. The security deposit of €1,500 is payable by credit card and refunded after inspection. Tourist tax is not included in the rental fee. One baby bed and high chair are typically available free of charge, upon request and subject to availability. Late check-in is subject to a fee: €50 after 8:00 PM and €100 after 10:00 PM. Arrival time is between 4:00 PM and 7:00 PM, with check-out by 10:00 AM. Additional costs include final cleaning (€350 mandatory), bed linen and towels (€20 per person per week), and any extra beds requested (€150 per child per week).
