On the main floor, guests will find a bright, open-plan living and dining area, a fully equipped kitchen with a central island, and direct access to a shaded veranda perfect for alfresco meals. A double bedroom with ensuite shower and an additional guest bathroom are also located on this level, along with a laundry room featuring both washer and dryer. Upstairs, four more bedrooms provide flexible accommodation: one twin room with a bathtub, and three double rooms—two of which can accommodate extra single beds upon request. Each bedroom includes an ensuite bathroom and air conditioning. On the lower floor, a quiet study opens onto a second veranda with views of the pool. This level also features a full bathroom for convenient poolside use. Interiors are tastefully styled, with exposed stone, wooden beams, and clean modern finishes throughout.

The villa is set in the peaceful Lucca hills, surrounded by olive groves and countryside charm. Local shops and restaurants are within 6 km. The historic city of Lucca is just 15 km away, known for its Renaissance walls, markets, and cultural attractions. The Versilia coastline, with its sandy beaches, is 25 km from the property.

The swimming pool (5 x 10 m, 1.5 m depth) is open from May 1st to October 1st and features chlorine filtration and step access. Sun loungers and a shaded outdoor dining area are available in the garden. A traditional wood-fired oven is located near the pool and may only be used by a professional chef, with prior arrangement. The property is professionally cleaned before check-in. Guests are responsible for general cleanliness and waste disposal during their stay. Improper waste management may result in a fine (€100–€150). A final inspection is carried out at check-out, and any damages or missing items will be deducted from the security deposit. Utilities are not fully included: electricity for air conditioning is charged at €0.70 per kWh, and heating (if used) is charged at €35 per day. A €1,500 security deposit is held on a credit card and refunded after inspection. Tourist tax is not included. One baby bed and high chair are available upon request and subject to availability. Arrival time is between 4:00 PM and 7:00 PM. Late check-in fees apply: €50 after 8:00 PM, €100 after 10:00 PM. Check-out is by 10:00 AM.
