Sleeping arrangements: Primary bedroom: King bed Bedroom 2: Queen bed Bedroom 3: Double bed + twin-over-twin bunk Bedroom 4: Queen bed Bedroom 5: Two twin-over-twin bunks The backyard is one of the highlights of the home, with a private pool, lounge seating, covered patio, grill, and plenty of space to enjoy time together outdoors. Located in Irving, the home offers convenient access to DFW Airport, Dallas, Arlington, AT&T Stadium, Six Flags, and other major attractions across the metroplex.

The home is located in a quiet residential neighborhood in Irving, offering a comfortable and convenient base for your stay. You’ll be within easy driving distance of DFW Airport, downtown Dallas, Arlington, AT&T Stadium, Six Flags, and major shopping and dining areas. Grocery stores, restaurants, and everyday essentials are just a few minutes away. This location is ideal for families, group trips, and travelers looking to explore the DFW metroplex while staying in a peaceful neighborhood setting.

Quiet hours: 22:00 to 09:00. Pets: Allowed (maximum 1). Smoking: Not allowed. Events: Not allowed. Suitable for: children and infants. Additional rules: RSBM House Rules 1. Check-in time is from 4:00 p.m. onwards. 2. Check-out time is at 10 a.m. max. 3. We must be informed of the total number of guests spending the night and if there will be other guests visiting the property during your stay. 4. Unregistered guests are not allowed. Extra guests spending the night that are not accounted for could generate extra fees. 5. No parties or events of any kind are allowed on the property. 6. We must be informed of all the cars that will be coming for your reservation. 7. All cars must be parked in the property's garage and/or driveway. Street parking is strictly forbidden. 8. No smoking is allowed indoors. If a guest smokes indoors the monetary penalty will depend on the severity of the incident. 9. Smoking outdoors on the property is allowed. Please make sure all cigarette butts are thrown in the trash. 10. Drugs and inappropriate behavior are not allowed on the property. 11. Garbage is picked up by the city on certain days. We will let you know the night before so you can leave the trash out from 7 p.m. onwards, ready for pick-up at 7 a.m. the next day. 12. House-trained pets are allowed with a fee of $150 USD per pet per stay, before fees and taxes. The number of pets you bring must be discussed and authorized by us in advance. 13. Stained sheets or towels must be paid for to replace them. 14. Any violation of our house rules could cost part of or the entire security deposit (plus penalty fees if applicable) and even the non-refundable cancellation of the reservation, depending on the severity of the violation. 15. No weapons of any kind are permitted on the property, including firearms, ammunition, air guns, tasers and explosives. Violation will result in immediate cancellation without refund and may be reported to local authorities.

POOL: There is no hot tub. Pool heating is available for an additional fee and must be requested in advance. The outdoor pool is regularly serviced. Leaves or minor debris may appear between cleanings, especially after changes in the weather. The pool technician may access the backyard through the side gate during your stay. BACKYARD ACCESS: Landscaping and maintenance teams may access the backyard once or twice per week through the side gate to maintain the outdoor areas. PETS: Pets are allowed with prior approval and an additional fee. HOUSE RULES: No parties or large gatherings are allowed. Only registered guests are permitted at the property. No smoking inside the home. SECURITY: Exterior security cameras are installed at the front of the property and driveway for safety purposes only. There are no cameras inside the home. GENERAL: The home includes a large outdoor space, so occasional insects typical to Texas may be present despite regular pest control.
