It is our top priority to provide a clean and safe location for our guests. In addition to enhanced cleaning protocol from our professional cleaners, we provide a contact-free check in. The entrance-way is also in open air which allows you to avoid enclosed hallways/crowded check in areas! Parking: Private driveway. Approximately 2 vehicles will fit in the driveway + 2 vehicles in the garage. No street parking allowed. Entry: Use of stairs is required for this property. Self check-in with keypad. ___ 1st level (still raised): 4 bedrooms & 4 bathrooms + washer/dryer Bedroom 1 - 2 queen beds with an attached full bathroom Bedroom 2 - king with an attached full bathroom (shared with bedroom 3) Bedroom 3 - 2 bunk beds (4 twins total) with an attached full bathroom (shared with bedroom 2) Bedroom 4 - king bed with an attached balcony & full bathroom Washer & Dryer - Private machines! ___ 2nd level: Living Area, Dining Area, Kitchen, & 1 bedroom + bathroom Living Area: Spacious couch, additional seating, plus access to the Oceanview balcony! Dining Area: Large table with plenty of seating. Open concept allowing views of the kitchen, living room, and balcony. Kitchen: Fully stocked! Includes cups, plates, utensils, pots and pans. Bedroom 5: 2 queen beds with an attached full bathroom. ___ 3rd level (top): Loft area, bedroom + bathroom Game Room: Sleeper Sofa with TV, air hockey/pool/ping pong table + Mario game + gaming table + Xbox & more. All of this with beautiful inlet views Bedroom 6: 1 king bed with an attached bathroom. Great Oceanviews! ___ Televisions: All TVs have cable and/or streaming! Pool: There is a shared outdoor pool for the small community in addition to the included private hot tub. Pool closes at 8PM, and is closed from October to May. Beach: Only a few steps across the street from beach access. Outdoor showers to rinse off sand are located at the beach access and in the garage area of the home. Feel free to bring your beach towels, toys, chairs, or other items for your stay. Cleaning/Linens: Professional cleaning company utilized to ensure a deep clean prior to each new booking. Linens are provided. Starter kit of toilet paper/paper towels/trash bag provided but guest will be responsible for anything not provided or any resupply needed during stay. We also do not provide extra towels throughout your stay, but guests are welcome to use the laundry facility.

Quiet hours: 23:00 to 07:00. Pets: Allowed (maximum 1). Smoking: Not allowed. Events: Not allowed. Suitable for: children and infants. Additional rules: 1. 2 pets max per stay, pet fee: $150 per stay. 2. By the HOA guidelines, we kindly ask that the booking guest needs to be at least 25 years of age or older with identity verified through the booking platform 3. No Smoking/Vaping of any type in the property, balcony, or complex common areas. This activity will result in an additional $500 cleaning fee. 4. Starter kit of toilet paper/paper towels/trash bags provided, but guests will be responsible for anything not provided or any resupply needed during stay. We also do not provide new towels throughout your stay, but guests are welcome to use the on-site laundry facility. 5. During your stay, please be a respectful guest and keep our home in the condition it was found in. 6. Any late departures not approved will be subject to additional charges. There is a $75 fee for every 15 minutes after the 10 am checkout time. 7. DAMAGE –Guest shall be responsible for any damage done to the condo over and above normal wear and tear. Guest is responsible for: 1. damage the condo or its contents 2. charges that are incurred due to contraband, pets or collection of rents or services rendered during the stay; 3. debris, rubbish, and discards are left inside the condo; 4. soiled dishes are left in the sink or dishwasher; 5. damage, lost or stolen linens; 6. smoke inside the condo; 7. check-in early or check-out late; 8. violate any of the resort rules that incur fines or penalties; 9. trash is not properly disposed of. All trash and refuse must be taken to the trash bins located in the garage. No trash is to be left outside doors or on balconies at any time. $100 fine if trash is left behind. 8. No compensations will be given for non-working items outside the owner’s control, including but not limited to power outages, cable TV outages, internet outages, etc. For items inside the owner’s control, the owners will make every attempt to rectify problems that may occur while you are in the condo. It is the renter’s responsibility to notify the owner immediately if there are any problems. No refunds or any other compensation will be given for the problems that the owner is able to rectify within a reasonable time frame. No refunds or compensations will be given because there is a stain on fabric. In the event that a settlement is required due to any disputes, the other party must agree to and sign a resolution agreement. This document will outline the terms of the settlement and ensure that both parties fully agree to those terms. 9. There is an additional charge of $100 per person per night for guests in addition to the guest number on the reservation. This comes along with a right for the host to terminate the rental agreement as well. 10. Owners may have locked closets for personal possessions and these closets are not to be opened by tenants or guests under any circumstances. 11. Fireworks are not permitted at the property. Discharge of fireworks may result in criminal penalties along with a $300 fine. 12. Guests agree there will be no illegal activities on the premises. 13. The house is privately owned; the owners and owners agent are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises. 14. Indemnification/Liability Limitation. Guest represents and agrees that Guest and Guest's guests, invitees, visitors, family members, occupants, and visitors shall occupy the Subject Property pursuant to this Agreement at the sole risk of the Guest. Neither Owner nor Agent, nor their respective agents, affiliates, officers, directors, members, employees, contractors, or subcontractors shall be liable to Guest for any reason whatsoever arising out of this Agreement or the vacation rental or occupancy of the Subject Property, including, but not limited to, any and all claims, causes of action, damages, liabilities, and expenses in connection with, relating to, and/or arising from loss of life, personal injury, property damage, or actual, consequential, and exemplary damages of any type. This waiver and agreement set forth herein shall constitute a complete and strict bar to any action, proceeding, suit, demand, liability, or claims for damages, at law or in equity, against Owner and Agent as described above in this provision, whether based on warranty, contract, tort, negligence, gross negligence, strict liability, or otherwise. Guest agrees to indemnify, defend, and hold harmless Owner, Agent, and Agent’s members, officers, agents, successors, and assigns from and against any and all claims causes of action, damages, liabilities, and expenses in connection with, arising from, and/or relating in any way to the vacation rental, occupancy, or usage of the Subject Property during the Rental Period by the Guest and Guest's guests, invitees, visitors, family members, occupants, and visitors. Guest shall also pay all costs, expenses, and reasonable attorneys’ fees that may be incurred or paid by Owner or Agent in defending against any such claims, causes of action, damages, liabilities, and expenses. 14. Guests are kindly asked to complete a rental agreement and upload a valid ID that matches the name of the booker on the agreement. If the form is not signed or the information does not match the reservation, the reservation may need to be canceled in accordance with our cancellation policy.
