The home This entire villa accommodates 16+ guests across 9 bedrooms and 6 full bathrooms, making it well suited for large families and groups. The layout is thoughtfully divided, with 2 bedrooms and 2 bathrooms on the first floor and 7 bedrooms with 4 bathrooms upstairs, offering flexibility and privacy across levels. The living room provides generous seating for gathering, while the open flow between shared spaces makes it easy to reconnect throughout the day. Kitchen and dining A full kitchen anchors the home, equipped for preparing everything from quick breakfasts to sit-down dinners. Stainless steel appliances and ample counter space support group meals, with indoor dining complemented by outdoor dining areas when you want to take things outside. Whether you’re planning a family feast or keeping things simple, the setup supports easy, communal living. Outdoor living Step outside to a private outdoor pool just beyond the back door, paired with a patio that invites relaxed afternoons and laid-back evenings. Comfort and convenience The villa includes air conditioning and heating, washer and dryer, WiFi, a dedicated workspace, and self check-in with a smart lock. Bathroom essentials and bed linens are provided, along with family-friendly features like a high chair and Pack ’n play. The property is pet-friendly, and long-term stays are allowed. In the immediate area outside the resort, you will find ample shopping, dining, and entertainment. And only a short drive further you’ll find all the attractions Orlando is known for, Disney being very near. Located off state road 192 and US 27, and near I-4, just ten miles from Disney World, Animal Kingdom, and Orlando’s world-famous attractions.

Additional rules: Please note that in sunny Florida, with beautiful weather and greenery, come humidity and BUGS. (Yes, dare I say it...) These elements are a natural & very common occurrence! We have our property professionally sprayed for pests, but please remember to pack sunscreen and bug spray! IF YOU WOULD LIKE POOL HEAT AND HOT TUB, IT MUST BE REQUESTED IN WRITING A WEEK PRIOR TO CHECK-IN (as it requires up to 24 hours to heat). TO ADD THIS AMENITY, YOU AGREE TO PAY $35 PER DAY OF USAGE. ADDITIONAL FEES MAY APPLY IF A WEEK'S NOTICE IS NOT GIVEN. We do welcome furry friends! However, a written notification from the guest and approval by the host is REQUIRED. We allow (1) one house-trained dog (please specify breed and weight). A pet fee is applied & subject to up to $150 security deposit Our grills are propane grills, please be advised that propane must be provided by the guest. We have a propane tank in the house that can be taken to fill up and used during the stay. We cannot guarantee that the propane tank will be filled upon arrival. There is absolutely NO smoking and NO drugs allowed inside the home or elsewhere (inside or outside) on the property. The individual making the reservation must be at least 21 years of age & must be one of the guests staying at the property. No third party bookings allowed, unless otherwise agreed upon in written form. Only the number of guests indicated on the reservation are allowed to stay overnight on-premise, unless otherwise agreed upon in written form. We ask that you respect the checkout time of 10AM to allow our cleaners enough time to prepare for the next guest. Late checkouts not approved in writing will be fined up to $250. Number of vehicles on property should never exceed (3) per reservation. Up to (3) cars may park on the designated area. Commercial vehicles, trailers, motorcycles, RVs, and similar vehicles are strictly prohibited anywhere in the community and are not eligible for parking passes. Violations may result in towing or fines per HOA rules. Please wipe shoes at the door. It is preferred that shoes are removed indoors when possible, so we can keep the place clean for you and the next guests! Please respect the neighborhood and neighbors. Be considerate while socializing outdoors after 10pm and before 8am. Also, keep excessive noise to a minimum during this time. No fireworks of any kind. No firearms on property, unless kept locked in vehicle. Follow additional guidelines posted within the home. Please take out the trash and dispose properly per instructions upon departure. All trash MUST be bagged and placed in proper receptacle. Failure to follow this rule can result in fines up to $300. Report damages immediately. We reserve the right to terminate a reservation without refund, and/or pursue monetary fines if guests are found to be in violation of ANY of these rules.

The home is professionally cleaned and sanitized between each guest. We ensure that our cleaners are committed to the highest standards of cleanliness. All reservations require damage protection, processed via our third-party system before arrival: - 1-Night stays: $500 refundable security deposit (pre-authorized hold, released after a damage-free checkout inspection). - 2+ Night stays: Choose between the $500 refundable deposit or a non-refundable $20/night damage waiver (max $100), covering accidental damage beyond normal wear. Note: Deposit holds expire after 7 days. For longer stays, the hold is released on day 6 and re-authorized to keep coverage continuous. If you would like to add pool and spa heating to your reservation, please let us know in advance, and we can coordinate to set that up for you. The cost for this amenity is $35 per day of stay, which will be invoiced separately. We kindly ask for at least a week's notice. During inclement (cold and/or rainy) weather we do not advise using the pool. The pool gets serviced weekly. Please note that, after it rains, there may be some debris that wash into the pool, which may cause the water to appear slightly discolored. Please be reminded that check-out time is 10AM. In order to prepare our property for the next guests, housekeeping is scheduled to arrive promptly upon check-out. Late check-outs affect housekeeping schedules and future guest reservations. In the event you stay beyond the original scheduled check-out time, you may incur a fee of up to $300. It is a self-catering home, therefore, we do not refill any supplies during your stay. Each bathroom will have shampoo/conditioner, body wash, a single roll of toilet paper, and hand soap. In the laundry room we provide enough detergent pods for UP TO two (2) loads. In the kitchen, a paper towel roll, a couple of trash bags, dishwashing detergent, and sponge. There is a coffee maker, however coffee is not. Salt/pepper and cooking oil are available for use. If anything is missing, please let us know immediately upon check in so we can arrange restocking. We appreciate your understanding!
