This entire villa is set within the Windsor at Westside Resort, a gated community known for its extensive shared amenities and proximity to the area’s major theme parks. The home is designed for large groups, offering room for both togetherness and quiet moments. Living spaces The main living area offers generous seating, making it easy for everyone to gather after a day out. Open sightlines connect the living room, dining area, and kitchen, creating a natural flow for group meals, games, or movie nights on the TV. Climate control with air conditioning and heating keeps the home comfortable year-round. Kitchen and dining The kitchen is fully equipped and ready for home-cooked meals, with a dedicated dining area for shared breakfasts or relaxed dinners. Whether you’re planning quick snacks or full family meals, everything you need is close at hand. Sleeping arrangements The villa features 9 bedrooms and 6 full bathrooms. Downstairs, you’ll find 2 bedrooms and 2 bathrooms, offering convenience for guests who prefer main-floor access. Upstairs, there are 7 additional bedrooms and 4 bathrooms. With a total of 13 beds, the layout comfortably supports larger groups while allowing privacy across both floors. Outdoor areas Step outside to your private pool, located just beyond the back door. The patio provides space to unwind, enjoy the grill, or spend time together outdoors. Pool heat is available as an option, and the area is well suited for relaxed afternoons or calm evenings after busy days out. Resort amenities As a guest, you’ll have free access to Windsor at Westside’s shared resort amenities. These include a large resort-style pool, lazy river, water slides, splash pool, hot tub, fitness center, and a clubhouse with arcade games and a bar and lounge. Sports courts, picnic areas, and BBQ spaces round out the experience, all within walking distance of the home. Location The villa is located off State Road 192 and US 27, near I-4, placing you within easy reach of shopping, dining, and entertainment. Disney World is approximately 20–25 minutes away, with SeaWorld and Universal Studios a short drive further. Everything you need is close, yet the community setting offers a comfortable place to return to at the end of the day. Please note: We provide the grill, but propane is not included. Guests are responsible for purchasing propane if needed.

Including all the amenities that make resort-living superb, Windsor at Westside Resort will include a huge resort-style pool, a lazy river, water slides, a separate splash pool, a hot tub, volleyball court, basketball court, BBQ & Picnic area, and, a huge clubhouse with arcades, Bar & Lounge, and more. In the immediate area outside the resort, you will find ample shopping, dining, and entertainment. And only a short drive further you’ll find all the attractions Orlando is known for, Disney being very near. Located off state road 192 and US 27, and near I-4, just ten miles from Disney World, Animal Kingdom, and Orlando’s world-famous attractions.

Quiet hours: 22:00 to 8:00. Pets: Allowed (maximum 1). Smoking: Not allowed. Events: Not allowed. Suitable for: children and infants. Additional rules: Please note that in sunny Florida, with beautiful weather and greenery, come humidity and BUGS. (Yes, dare I say it...) These elements are a natural & very common occurrence! We have our property professionally sprayed for pests, but please remember to pack sunscreen and bug spray! Our grills are propane grills, please be advised that propane must be provided by the guest. We have a propane tank in the house that can be taken to fill up and used during the stay. We cannot guarantee that the propane tank will be filled upon arrival. There is absolutely NO smoking and NO drugs allowed inside the home or elsewhere (inside or outside) on the property. We can accommodate a maximum of 21 guests at any given time. It's for your own comfort and the sanity of our cleaners :) The individual making the reservation must be at least 21 years of age & must be one of the guests staying at the property. No third party bookings allowed, unless otherwise agreed upon in written form. Only the number of guests indicated on the reservation are allowed to stay overnight on-premise, unless otherwise agreed upon in written form. We ask that you respect the checkout time of 10AM to allow our cleaners enough time to prepare for the next guest. Late checkouts not approved in writing will be fined up to $250. Number of vehicles on property should never exceed (3) per reservation. Up to (3) cars may park on the designated area. Please wipe shoes at the door. It is preferred that shoes are removed indoors when possible, so we can keep the place clean for you and the next guests! Please respect the neighborhood and neighbors. Be considerate while socializing outdoors after 10pm and before 8am. Also, keep excessive noise to a minimum during this time. No fireworks of any kind. No firearms on property, unless kept locked in vehicle. Follow additional guidelines posted within the home. Please take out the trash and dispose properly per instructions upon departure. All trash MUST be bagged and placed in proper receptacle. Failure to follow this rule can result in fines up to $300. Report damages immediately. We reserve the right to terminate a reservation without refund, and/or pursue monetary fines if guests are found to be in violation of ANY of these rules.

The home is professionally cleaned and sanitized between each guest. We ensure that our cleaners are committed to the highest standards of cleanliness. If you would like to add pool and spa heating to your reservation, please let us know in advance, and we can coordinate to set that up for you. The cost for this amenity is $35 per day of stay, which will be invoiced separately. We kindly ask for at least a week's notice. During inclement (cold and/or rainy) weather we do not advise using the pool. The pool gets serviced weekly. Please note that, after it rains, there may be some debris that wash into the pool, which may cause the water to appear slightly discolored. “Resort amenities are managed by the community and are subject to change without notice. We are not responsible for their maintenance schedules, and availability is not guaranteed.” All reservations require damage protection, processed via our third-party system before arrival: - 1-Night stays: $500 refundable security deposit (pre-authorized hold, released after a damage-free checkout inspection). - 2+ Night stays: Choose between the $500 refundable deposit or a non-refundable $20/night damage waiver (max $100), covering accidental damage beyond normal wear. Note: Deposit holds expire after 7 days. For longer stays, the hold is released on day 6 and re-authorized to keep coverage continuous. Please be reminded that check-out time is 10AM. In order to prepare our property for the next guests, housekeeping is scheduled to arrive promptly upon check-out. Late check-outs affect housekeeping schedules and future guest reservations. In the event you stay beyond the original scheduled check-out time, you may incur a fee of up to $300. It is a self-catering home, therefore, we do not refill any supplies during your stay. Each bathroom will have shampoo/conditioner, body wash, a single roll of toilet paper, and hand soap. In the laundry room we provide enough detergent pods for UP TO two (2) loads. In the kitchen, a paper towel roll, a couple of trash bags, dishwashing detergent, and sponge. There is a coffee maker, however coffee is not. Salt/pepper and cooking oil are available for use. If anything is missing, please let us know immediately upon check in so we can arrange restocking. We appreciate your understanding!
