Upstairs, there’s another double bedroom, a twin bedroom with a TV and PlayStation, a bathroom with a tub, and an additional bathroom with a shower. This level also grants access to a covered terrace with an outdoor dining table, fussball table, and ping-pong table. The second house includes a smaller kitchen with TV, sound system, and round tasting table, plus direct access to the villa’s wine cellar. The upper floor of this building houses a cozy lounge area and a bedroom with a double bed and ensuite bathroom with a shower. The atmospheric wine cellar is a long, curved hallway with a private collection of wines and prosecco, leading directly out to the garden and swimming pool. Outside, guests can enjoy a 600 m² garden with a lawn, a 10 x 5-meter private pool, barbecue, and lounge areas ideal for dining al fresco or simply unwinding under the sun.

Located in the quaint village of Calliano Monferrato, the property sits within walking distance of a few local restaurants, bars, and a grocery store. The surrounding area forms part of the UNESCO-listed Vineyard Landscape of Piedmont, known for its scenic hills, historical towns, and exceptional wine and food culture. This region, nestled between Langhe and Monferrato, is renowned for castles, sanctuaries, and top-quality wine production.

The swimming pool is open approximately from mid-May to the end of September. Heating, if required, is charged at €60 per day. A refundable €1000 security deposit must be paid by bank transfer before arrival. Wine consumed from the cellar will be charged at check-out. Pets and parties are not allowed. Tourist tax may apply and is to be confirmed upon arrival. Minimum stay is 7 nights during high season and 3 nights during other periods. Any in-villa services (e.g., chef, massages, guides) must be pre-approved by the property owner, and in some cases, arranged through trusted partners only. Guests may also be required to sign a rental agreement via the management agency prior to arrival.
