Croatia's original riviera, between mountains and islands

The Kvarner Gulf is where the Adriatic squeezes between the Istrian peninsula and the Croatian mainland, scattering the islands of Krk, Cres, Lošinj and Rab across a sheltered blue bay. This was the Habsburg aristocracy's seaside retreat, centred on belle-époque Opatija, and it remains a place of grand promenades, hidden coves and green hinterland valleys. Villas here, many in the hills of Vinodol behind Crikvenica, pair private pools and sweeping sea views with quick access to beaches, islands and mountains alike.

What's on in Kvarner

  1. January to February

    Rijeka Carnival

One of Europe's largest carnivals fills Rijeka with masked processions, the ringing zvončari bell-men and weeks of festivities culminating in a grand international parade before Lent.

  2. Early July

    Liburnia Jazz Festival, Opatija

Opatija's summer jazz festival brings international and regional acts to open-air stages and elegant venues along the riviera, a polished evening out from any Kvarner villa.

  3. Around 10 August

    Lovrečeva, the Krk Fair

Krk town marks the feast of St Lawrence with a centuries-old three-day fair of crafts, music and street food inside the island's Venetian-era walls.

Kvarner through the seasons

  1. Spring (March – May)

    Wild asparagus and empty trails

The hinterland greens over, wild asparagus appears on konoba menus and Učka's paths and the Vinodol crags are perfect before the heat arrives.

  2. Summer (June – August)

    Coves, islands and konoba nights

Warm, sheltered seas invite swimming and island hopping to Krk, Cres and Lošinj, with long evenings over scampi and žlahtina wine.

  3. Autumn (September – October)

    Warm seas and harvest colours

The Adriatic stays swimmable well into autumn while the vineyards and chestnut woods of Vinodol turn, ideal for touring without the crowds.

  4. Winter (November – February)

    Mild riviera days and carnival

Opatija's palm-lined promenades stay pleasant on clear winter days, and the season builds towards Rijeka's spectacular carnival weeks.

Smiling House also offers a concierge for private chefs, transfers, ski instructors, yachts and cars, a VIP Club with first access to new residences and member rates, chalets for sale in the Gstaad region through its real estate division and instantly bookable homes with live availability.

The Area and Where to Stay

Kvarner curves from the foot of the Učka massif around to the Velebit channel, taking in the Opatija riviera, the port city of Rijeka, the beach towns of Crikvenica and Novi Vinodolski and the big gulf islands. Opatija is the grande dame, all manicured parks and Austro-Hungarian villas; Crikvenica and its neighbours are relaxed, family-oriented seaside towns. Behind them rises the Vinodol valley, where villages such as Grižane and Tribalj sit among vineyards and crags a short drive above the sea: this is prime villa country, offering space, privacy and enormous views over the bay towards Krk. Island bases on Krk, Cres or Lošinj trade convenience for a stronger sense of escape. Wherever you settle, a pool villa with concierge support makes the region's variety effortless to enjoy.

Things to Do

Start on the water: swim in the pebble coves around Crikvenica and Novi Vinodolski, take a boat across to Krk, Croatia's largest island and linked to the mainland by bridge, or push further to Cres, wild and sparsely settled, and Lošinj with its scented pine promenades. Walkers climb Učka Nature Park for views across the whole gulf, and the karst amphitheatre above the Vinodol valley draws rock climbers and hikers. Stroll Opatija's Lungomare at golden hour, explore Rijeka's Habsburg centre and hilltop Trsat castle, and visit Rab's remarkable medieval old town with its four bell towers. Paragliding from Tribalj's hills, sea kayaking and diving fill the active days, and your concierge can arrange skippered boats, guides and cellar-door tastings.

Food and Local Flavour

Kvarner's kitchen is defined by the sea and the mountain at once. The gulf's scampi are celebrated across Croatia, served raw, grilled or in buzara sauce, alongside fresh fish, octopus and black risotto in konobas from Opatija to the island harbours. Inland, the Vinodol valley contributes lamb, game, sheep's cheese and its own white wine from the žlahtina grape, most famously grown around Vrbnik on Krk. Maraschino cherries, wild asparagus in spring and chestnuts in autumn mark the seasons. Dining ranges from family konobas with handwritten menus to Opatija's polished restaurants. A private chef at the villa turns the market's morning catch into dinner on your terrace, and the concierge can book the region's most sought-after tables.

When to Visit

High summer, from mid-June to early September, brings hot days, warm sea and the full seaside rhythm of beach mornings and long konoba evenings, with August the busiest on the coast road. May, early June and September are quietly superb: swimmable seas, open restaurants and room to breathe on the beaches and trails. Spring and autumn suit hikers, climbers and touring visitors, when Učka and the Vinodol crags are at their best and the vineyards turn. Winters are mild by continental standards, and the Rijeka Carnival lights up the low season with one of Europe's great street celebrations. Hillside villas with pools serve every season well.

Getting There

Rijeka Airport (RJK), located on Krk island and connected to the mainland by bridge, is the closest gateway, around 30 to 45 minutes from the Crikvenica and Vinodol villa areas, with seasonal European flights. Zagreb (ZAG) offers the widest year-round network, roughly two hours away by motorway; Pula (PUY) and Trieste in Italy are workable alternatives. Kvarner is classic drive-to territory for guests from Central Europe, with good motorways from Slovenia, Austria and beyond. A car is recommended for exploring the coast, valley and islands, and the concierge arranges private transfers, hire cars delivered to the villa and skippered boat charters.
